Woodbury Heights is a small borough that people tend to find by accident and then never leave. It trades fewer than fifty homes in a typical year across the entire town, which means inventory here is not a market so much as a waiting list — houses come up one at a time, and the ones on the better streets rarely sit. That scarcity is the single most important thing to understand about buying here, and it is why the people who want in usually start watching long before they are ready to move.

The borough went up mostly in the postwar decades, and the housing stock is squarely mid-century: ranchers, split levels and center-hall colonials built through the 1950s and '60s, sitting on real lots with mature trees and detached garages. The street grid reads like an arboretum — Oak, Chestnut, Holly, Poplar, Elm, Redwood, Beech, Linden, Cherry, Ivy — with Central, Temple and Clearview running through the middle and the numbered streets anchoring the older end. It is a different era of construction from the pre-war city next door, and it lives differently: wider lots, more single-level layouts, and floor plans designed around cars and back yards rather than front porches and streetcars.

That neighbor is worth addressing directly, because the two towns get confused constantly. Woodbury Heights is not a section of Woodbury. It is a separate borough with its own government, its own ZIP code at 08097, its own school district and a distinctly more expensive housing market. Buyers searching one name routinely land in the other and cannot work out why the prices do not match. They do not match because these are two different towns that happen to share four letters and a border.

Product type here is simple to the point of being unusual: it is a detached-house town, almost exclusively. There is essentially no condo or townhome inventory — across a full year of sales you can count the attached listings on one hand. What the borough does have in quantity is single-level living, which makes Woodbury Heights ranch homes one of the few searches that returns a real cross-section of the town rather than a handful of outliers. Southwoods and Summit are the two named neighborhoods that show up with any regularity in the listings; most of the borough is simply addressed by street.

Prices run meaningfully above the surrounding boroughs, and the spread within the town is narrower than you would expect — this is not a place with an entry tier and a luxury tier so much as one consistent band with a few outliers at either end. The under-$400K search is roughly the dividing line between the smaller postwar houses and the larger colonials on the deeper lots. Because so little comes up, it is worth tracking what's just listed as it happens and checking what recently sold to understand what a given street is actually worth — comparables here are scarce enough that one recent sale can move the whole read on a block.

Schools are the part most buyers get wrong, and the structure is genuinely unusual. Woodbury Heights runs its own district for the youngest grades only — Woodbury Heights Elementary on Academy Avenue covers PreK through sixth. From seventh grade forward, students attend Gateway Regional High School on Tanyard Road, a regional district serving four boroughs: Woodbury Heights, Westville, National Park and Wenonah. Note where that break falls. Most South Jersey towns keep their students local through eighth grade and hand off at ninth; here the transition happens two years earlier, so a family with a fifth-grader is closer to the regional school than they think. Gateway itself dates to 1964, created after Woodbury's high school could no longer accommodate students from the four surrounding boroughs — which is why older residents will sometimes tell you the town "goes to Woodbury." It did, until the class of 1964.

Getting anywhere is easy, which is a large part of the appeal. Route 45 runs the western edge toward Woodbury and south into the county, Route 295 and the New Jersey Turnpike are both minutes out, and the Walt Whitman and Commodore Barry bridges put Philadelphia and Delaware County inside a short commute. For a buyer who wants a mid-century house on a quiet tree-named street, a small elementary school within walking distance and a highway on-ramp five minutes away, Woodbury Heights is one of the better-kept secrets in Gloucester County — and the sales volume shows people are in no hurry to give it up.
