This page covers every condo on Five Mile Beach, and that is worth saying plainly up front, because "Wildwood" is four separate towns rather than one. North Wildwood, Wildwood City and Wildwood Crest run north to south along the ocean, and West Wildwood sits behind them on the bay. They share a ZIP code and a beach and almost nothing else about how they live or what they cost. Start here to see the whole island, then narrow to the town that actually fits — because that decision matters more than the building.

North Wildwood is where the named buildings are thickest at the top of the island. 1900 Boardwalk, Seaboard Point, Regency Towers, Mali Kai, Promenade and Aqua Beach are the addresses buyers arrive already knowing, and there are plenty more behind them. The north end is walkable in a way that surprises people who only know the boardwalk stretch, and it holds a steadier year-round population than the towns below it. If you want a named oceanfront building without being on top of the amusement piers, this is usually where that search lands.

Wildwood City is the boardwalk and entertainment core, and its condo market is smaller and more concentrated than its neighbors'. Ocean Towers draws more search interest than almost any address on Five Mile Beach, with Key Largo the other name that comes up constantly. Wildwood City is also the one town on this island with a real duplex and triplex market — two- and three-unit buildings that work very differently from a condo in an association, and are worth understanding as a separate product if income is part of your plan.

Wildwood Crest has the deepest condo directory on the island and the quietest character. Ocean Place leads it, with Oceans 7, Madrid, Four Winds, Acacia, Nassau and Monarch among the rest. The Crest runs more residential the further south you go toward the point, and the boardwalk ends before it starts — so you get the same beach with a fraction of the summer noise. For a lot of buyers that trade is the entire reason they end up here rather than a mile north.

West Wildwood is the one people forget, and it is a genuinely different proposition. It is a small back-bay borough behind the three oceanfront towns, and it is a boating community first — lagoon-side and bayfront homes rather than towers. If a dock matters more to you than a beach block, that is the search to run instead of this one.

One boundary worth knowing before you compare listings at the south end. Diamond Beach runs right up against Wildwood Crest at the bottom of Five Mile Beach — the sand never breaks and you can drive straight from one into the other — but Diamond Beach is a community of Lower Township, not the Crest and not the Wildwoods. Different municipality, different tax rate, different school district, and its own high-rise condo market. Worth a serious look; just know which town you are buying in.

What separates two units that photograph identically is almost never the unit. It is the fee, what the fee covers, and how honestly the reserves are funded. Whether roof, siding and master insurance sit with you or with the association will move your real monthly number more than the purchase price does, and on a barrier island flood coverage and elevation belong in the same conversation. A building carrying a thin reserve is a special assessment waiting to happen; one that has just completed major exterior work has already absorbed an expense a comparable building may still be facing. On this island there is a rental question on top of that — the Wildwoods have one of the strongest summer rental markets on the coast, and what a building permits varies enormously. Ask before you write, not after.

What all four towns share is the thing that made this island famous. The beaches here are wide and they are free — no badges, no tags, which almost nowhere else on the Jersey Shore can say. The boardwalk runs two miles with the amusement piers along it. And the Wildwoods hold the largest concentration of mid-century "Doo Wop" motels anywhere in the country, which is not just a curiosity: it is why the island looks the way it does and why people come back to it across generations.

If a house suits you better, the island's beachfront and bayfront searches run across all four towns, and new construction covers the elevated rebuilds going up throughout. Before you write on anything, look at what these buildings have actually been closing for rather than asking — the recent Wildwoods closings are the honest record, the market report shows which way things are moving, and just-listed homes are worth watching on an island where the condo market moves faster than the single-family one. Come with a question about a specific building, a specific fee or a specific association. Here, that is the conversation that saves people money.
