Living in Sunny Estates

Sunny Estates is an age-restricted manufactured home community in Williamstown, Monroe Township, built between 2003 and 2020. The streets are Dorian Drive, Lydian Drive, Gregory Drive and Gibson Lane. Two bedrooms and two baths is the standard, and everything here is single-level — modular ranchers, with a raised ranch or two in the mix.

Of the three manufactured communities in Williamstown, Sunny Estates is the newest across the board. Summerfields reaches back to 1970 and is not age-restricted at all. Summerfields West starts in 2014 and is still adding homes, so it has the newest units but also the shortest track record. Sunny Estates sits in between — nothing here predates 2003, which means the whole community was built to modern standards, and it has been settled long enough to have a real resale history.

The land is leased, as it is in the other two. Most homes carry no tax parcel in the MLS, and the monthly covers common area maintenance, water, sewer, trash, road maintenance and the taxes — some listings spell it out as an all-ground fee. One thing to check address by address: a few records here show a deeded lot and even a different sewer arrangement than their neighbors, so the ownership picture is not perfectly uniform street to street.
