Living in Holiday City
Holiday City is an age-restricted community in Williamstown, Monroe Township, built from 1989 through 2006, and it is the largest community in the township — not the largest 55+ community, the largest community, period. More homes change hands here in a year than in the rest of Williamstown’s age-restricted market combined. The streets take their names from the islands: Barbados Drive, Trinidad Boulevard, Caribbean Way, Virgin Island Drive, Martinique Drive, Saint Kitts Drive, Maui Drive, Freeport Way, Monaco Way, Riviera Drive and Paradise Road among them.
Start with the dues, because the listing sheets make them look like something they are not. Scroll a page of Holiday City listings and you will see one home at sixty-five dollars, the next at one hundred ninety-five, another quoting an annual figure — and conclude the community runs on tiers. It does not. Those are the same amount expressed monthly, quarterly and annually. The association bills quarterly, agents enter the number in whichever frequency they like, and the MLS reports it back exactly as typed. Once you know that, the dues here read as what they are: modest, and consistent from one end of the community to the other.
What genuinely does vary is the fee-includes field, and that one is worth reading. Some records list only common area maintenance. Others add lawn care front and rear, snow removal, the pool, the health club. That spread is mostly inconsistent data entry rather than genuinely different arrangements, but the only way to know for a specific address is to ask about that address. It is a two-minute question and it settles a thing buyers otherwise guess at.
The housing is what most people are looking for at this stage. Ranch homes dominate and there are no basements anywhere in the community — everything on one floor, with an attached garage on nearly every home. Two bedrooms is typical, ones and threes available, mostly detached with some twins. There is a clubhouse, a pool and a health club.
What surprises people who tour here is that it does not look like a development where every house is the same house. Ranchers are the backbone, but the community also holds colonials, traditionals, contemporaries, a cottage and at least one A-frame. Seventeen years of building will do that. It means two listings at similar size and similar dues can present completely differently on the street, and it is the reason driving Holiday City is worth the twenty minutes rather than shopping it on a screen.
One detail that rarely makes it into a listing description: some homes here carry leased solar, on long-term agreements that stay with the property rather than ending at settlement. Not a problem and not a reason to walk — just a thing to know about a specific house before you fall for it.
A note on the name, because it causes real confusion. There are Holiday City communities in Ocean County as well — Berkeley and Toms River — and they are far better known. A search on the name pulls those first, and they are an hour away in a different county. This one is Gloucester County, Monroe Township, and you can see what it has actually been selling for rather than what the Ocean County comps suggest.
Against the rest of the township’s age-restricted market, Holiday City is the volume play — the one with inventory most months and the deepest sales history to price against. Stirling Glen has the largest houses. Whitehall Gardens is where you buy new. The Greens is the attached option, and Summerfields West and Sunny Estates are manufactured homes on leased land, a different kind of purchase entirely.
