Albion is one of the older named sections of Winslow Township, sitting near the White Horse Pike at the Berlin end of the township. It is not a builder development with an entrance sign and an association — it is a settled neighborhood that predates most of what surrounds it, and the MLS still files listings here under the Albion name rather than under a subdivision.

Here is the thing worth knowing before you shop it: Albion carries a Berlin 08009 mailing address, but the ground is Winslow Township, Camden County. That means Winslow Township taxes, Winslow Township services and Winslow Township Public Schools — not Berlin’s. Buyers find this out late and it changes their math, so it is worth settling early. A mailing address is a postal convenience; it has never determined a municipality or a school district.

The housing stock reflects when it was built. Expect mid-century ranches on lots that are genuinely generous by today’s standards — the kind of parcel a newer development would fit three houses on — with full basements common and room to actually use the yard. What you buy here is land and position rather than finishes. Berlin–Cross Keys Road, Route 30, Route 73, Route 42 and the Atlantic City Expressway are all a few minutes out, which puts Philadelphia in one direction and the shore points in the other without crossing the township first. If you want the wider view, ranch homes across Winslow Township and the township’s larger-lot listings both draw heavily from this end of town.
