Living in Elmtowne
Elmtowne is the age-restricted community most people in Winslow Township think of first, and with good reason — it is the largest and by a wide margin the most active. Built from the late 1960s through 1980 in the Elm section of the township, it is a settled, mature community where homes come up regularly enough that you can genuinely shop rather than wait for something to appear.
Here is the thing almost nobody tells you before you start looking: Elmtowne is not one association. It is three — Elmtowne Boulevard, East Elmtowne, and the Orchards. They are separate, and the difference is not cosmetic. What your monthly fee covers varies by section, and so do the utilities. Depending on which part of Elmtowne a home sits in, it may be on shared septic, community septic or its own private system, all serviced by its own community water system. Two homes a few hundred feet apart can be set up completely differently. If you are comparing listings here, the section matters as much as the house.
The housing itself is consistent: one-floor ranch living, mostly twins with a real share of detached homes, one and two bedrooms with some three-bedroom plans, and no stairs to speak of. Between the age of the community and the variety across its three sections, Elmtowne is also the most affordable way into age-restricted living in the township — which is a large part of why it moves.
