Living in Centennial Square

Centennial Square is a detached neighborhood in the northeastern corner of Berlin Borough, built in the late 1970s along Constitution Boulevard, Wayside Road, Briarhill Road, Hillcroft Road and Canyon Drive. The name and the street names both date it — this went up around the Bicentennial, and it was platted to standards the borough has not repeated since.

The land is the whole story here. Lots in Centennial Square run from about half an acre to close to a full acre, with parcels measuring 120 by 204 feet and better. To put that in local terms: the newer communities a mile away sit on a tenth to a quarter of an acre. Same borough, same schools, four to ten times the ground. That kind of spacing is not something a builder can add later, and one listing here says the plain truth of it — a lot this size is getting hard to find. What it buys you day to day is distance between you and your neighbors, room for a garden or a pool, and a backyard that functions as somewhere to be rather than somewhere to look at.

The second thing worth knowing is the walk. Berlin Community School sits at the top of this neighborhood, and because the borough runs a single school from pre-kindergarten through eighth grade, that means walking distance to a child's entire school career before high school. From there students continue to Eastern Regional High School in Voorhees. Listings here mention the walk unprompted, which tells you it is something owners actually value rather than a line an agent added.

The houses themselves are not repeated plans. Sizes run roughly 1,990 to 2,810 square feet in three- and four-bedroom layouts, and the styles vary genuinely — a single-level ranch with a sunken family room and brick fireplace sits near a stucco Mediterranean with palladium windows, arches and a three-season room. Some have basements, some do not; garages here have often been converted to living or office space and can usually be converted back. Because these homes have been held for decades, condition is the variable that matters most, and it is worth understanding what has actually been replaced in a given house rather than reading it off a sheet.

One practical note: the assessor's lot size on some of these parcels does not match the survey — at least one home here is recorded at roughly half its actual acreage. If land is the reason you are buying in this neighborhood, the survey is the document that settles it, not the listing field. Buyers looking at this end of the borough should also see Berlin Borough homes on an acre or more, along with Berlin Woods and New Freedom Village. The recently sold homes across the borough are the clearest read on what the extra land is actually worth here.
