Riverside is a mill town that stayed a mill town in shape if not in industry, and it is one of the smallest municipalities in Burlington County — a square mile and a half wedged between Delran and Delanco, with Rancocas Creek on one side and the Route 130 corridor on the other. What that compression produces is a real street grid: sidewalks, corner stores, a walkable central business district, and houses close enough together that you know your neighbors whether you meant to or not. It is also, consistently, one of the most affordable ways into this stretch of the river.

The landmark is the Philadelphia Watch Case Company Building, up at Pavilion and Lafayette. It went up in 1852, it is on the National Register of Historic Places, and its tower is the thing everyone in the area pictures when they picture Riverside. The RiverLine station sits nearby, which is the other thing worth knowing about this township — light rail straight up the river to Trenton or down toward Camden and the PATCO connection, without a car in the equation. Riverside is a designated redevelopment area, and the walk-to-the-train part of that is not theoretical here.

The neighborhoods are old and they have names people actually use. The Avenues is the largest, running along Lippincott, Heulings, New Jersey and Cleveland. Riverside Park sits across toward Bridgeboro and Filmore. Swamp Poodle is exactly as local as it sounds and has been called that far longer than anyone currently living there has been alive. Marissa Estates, Quail Hollow, the Hollows and Rancocas Heights fill in around them, and a good deal of the township is simply the numbered and named streets with no subdivision label at all.

Housing type matters more here than in most towns. A large share of Riverside is twins and semi-detached homes — two houses sharing a wall, each with its own lot and its own deed, which is a different thing from a condo and often confuses buyers coming from elsewhere. There is genuine townhome and attached inventory alongside them. Detached homes run the range from small single-story houses to four, five and six bedroom places on the wider lots, and a substantial share of the township still trades under $300,000.

Riverside runs its own school district from preschool through twelfth grade, which is unusual for a township this small. Riverside Elementary School covers preschool through fifth grade, Riverside Middle School takes sixth through eighth, and Riverside High School on East Washington Street covers ninth through twelfth — the Rams, with a long-running rivalry against Palmyra. Worth knowing if you are also shopping next door: Riverside is a receiving district, and Delanco sends its high schoolers here rather than running its own. Delanco, Delran and Riverside all share the 08075 ZIP code, so the mailing address alone will not tell you which township a house sits in or which high school comes with it.
