About Delanco
Delanco sits where the Rancocas Creek meets the Delaware River, a small Burlington County township with water on two sides and a name built from the three places it sits between. It is compact, walkable in parts, and it trades a manageable number of homes each year — which means the composition of this market matters more than its size, and the composition here is genuinely unusual.
One quarter of everything that sells in Delanco is 55+ active adult housing. That is not a rounding error, and no other township in this part of the county comes close. Newtons Landing is the largest of the three by a wide margin, with The Pt at Newtons Ln and the Crossings at Delanco Station adding more — a mix of detached homes and attached units, most of them two and three bedrooms with the maintenance handled. If you are downsizing anywhere along this stretch of the river, Delanco should be on your list before almost anywhere else.
The rest of the township splits between older river-town housing and Rivers Edge, the large attached community that supplies most of the townhome inventory here. Between the two, a solid majority of Delanco trades under $400,000, which in a county where the good school-district townships have run well past that is worth paying attention to.
Delanco runs its own district for the younger grades — M. Joan Pearson School on Burlington Avenue is the township's school, serving the elementary and middle years right in town. For grades nine through twelve, Delanco students attend Riverside High School in neighboring Riverside Township under a long-standing sending and receiving arrangement. That structure is common in New Jersey but it catches people out, so it is worth knowing before you buy: your kids go to school in Delanco until high school, then across the line to Riverside.
Location is straightforward. Route 130 runs the edge of the township, the Burlington-Bristol Bridge is close, and the NJ Transit RiverLine connects the riverfront north to Trenton and south to Camden. Note too that the 08075 ZIP covers Delran and Riverside as well as Delanco, so a listing's mailing address is not a reliable guide to which township it is actually in — everything on this page is scoped to Delanco itself.
