Living in Fox Chase

Fox Chase is a detached neighborhood in Blackwood, part of Gloucester Township, built in the late 1970s off Erial Road near the New Brooklyn Road split. It is laid out as a single serpentine street — Fox Chase Drive — that runs the length of the community in two connected loops, with Benson Way and Devon Place the only turns off it. There is no through traffic here because there is nowhere for it to go.

One thing to sort out before you search: some addresses in this neighborhood carry a Turnersville mailing city rather than Blackwood, because the 08012 post office serves both names. That is a postmark, not a municipality. Every home in Fox Chase is in Gloucester Township, Camden County, on Gloucester Township taxes and in Gloucester Township schools. Listings will show it either way, and a search keyed to the mailing city can quietly hide half the neighborhood from you.

The product is consistent. These are two-story colonials in three- and four-bedroom layouts, with formal living and dining rooms, an eat-in kitchen, and a family room that in several of these homes carries vaulted ceilings and a two-story brick fireplace — a detail that was ambitious for the era and still reads as the best room in the house. Attached garages, fenced rear yards and patios are common. Because they were built within about a three-year window by the same hand, the differences between one and the next come down to elevation, orientation on the lot, and what has been updated.

The setting is what people actually buy here. The loop backs into woods on the north and east, with Holly Run and open ground on the western side, so the majority of these lots have trees rather than another house behind them. Combined with the two-loop plan, the effect is a neighborhood that feels considerably more private than its distance from Route 42 would suggest. Backyards here get used — the aerial shows pools and real outdoor space on a good number of these lots.

The thing worth knowing about buying here is that Fox Chase does not come up for sale often. For a community of this size, very little of it trades in a given stretch, which is usually the mark of people who bought and stayed. That is good news if you own here and a scheduling problem if you want in — it means being ready when something lists rather than waiting to see what the spring brings. If you want more inventory to choose from in the same corner of Blackwood, Chestnut Glen sits just up Erial Road and is the closest comparison in age and product. The older core at Blackwood Estates offers a far wider range of styles and price points, and Pine Run and Timber Cove are the other planned detached communities in Blackwood.

Schools follow the standard Gloucester Township path: the township district for the elementary and middle years, then the Black Horse Pike Regional district for high school. Records in this neighborhood name one or the other, which looks like a split and is not. On location, Erial Road connects straight out to Route 42 at the Blackwood–Clementon interchange, putting Philadelphia inside a short commute and the Atlantic City Expressway close in the other direction, with shopping and dining a few minutes north. The recently sold homes across Gloucester Township are the clearest read on where these colonials are landing.
