Living in Pine Run

Pine Run is a detached neighborhood in Blackwood, part of Gloucester Township, built in the early 1970s along Pine Run Drive between Lower Landing Road and the Route 42 corridor. It is one of the older planned communities in this section — a decade ahead of Chestnut Glen, and built when lots were still being drawn generously.

The layout is the first thing to notice. Pine Run Drive carries the neighborhood and throws off short courts rather than connecting streets — Crabapple Court, Pine Court, Birch Court and their neighbors all dead-end. Nothing here is a route to anywhere else, which is why the interior stays quiet, and it also means the homes at the head of each court sit on lots that open up considerably as the cul-de-sac widens. Where a house sits on its court matters here in a way it does not in a grid, and it is worth being specific about when you tour.

The houses are substantial and consistent. These are two-story colonials with four bedrooms, running to roughly two thousand square feet above grade, with formal living and dining rooms, an eat-in island kitchen, a family room and a half bath on the main level, and a primary bedroom with its own attached bath upstairs alongside three more. Several have finished basements adding real recreation and storage space that never appears in the above-grade number, and two-car garages with deep driveways are common — one home here parks eight. Details from the era show up throughout: exposed beams, skylights, butler's pantries, sliding glass to the yard.

The lots are the argument for this neighborhood over a newer one. There is genuine room behind these houses — enough that in-ground pools, paved patios and real outdoor space are a normal part of what trades here rather than an exception. On the western side the community backs into woods and open water off Lakeview Drive, so a share of these homes have treeline behind them instead of another roofline. That is not something a builder can add to a community later.

Because these homes are more than fifty years old and many have been held for decades, condition is the variable that decides everything. Roofs, heating and air, kitchens, baths and windows have been replaced on entirely separate schedules across this neighborhood, and homes here do come to market honestly priced as-is with work to do. Others have been kept up carefully. Both are real opportunities and they are different ones — and in an older community, the difference between them is what a walkthrough with someone experienced actually earns you.

For the rest of detached Blackwood: Chestnut Glen is the mid-eighties counterpart with a tighter, more uniform streetscape, Fox Chase is the wooded loop off Erial Road, and Timber Cove is the other planned detached community in the section. The older core at Blackwood Estates spans forty years of styles rather than three, and Blackwood new construction is the option where nothing needs deciding. Schools follow the standard Gloucester Township path — the township district through the middle years, then Black Horse Pike Regional for high school; records here name one or the other, which reads like a split and is not. On location, Route 42 is essentially at the edge of this neighborhood, which puts Philadelphia inside a short commute and the Atlantic City Expressway close the other way. The recently sold homes across Gloucester Township are the clearest read on where these are landing.
