Living in Knoll Run
Knoll Run is an attached-home community in Blackwood, part of Gloucester Township, built in 1985 along a single street — Knoll Drive — that enters off the main road, winds the full length of the property and loops back on itself. There is no through traffic here and no shortcut through it, which is the first thing people notice and the reason the interior of the community stays as quiet as it does.
The water is what sets this place apart. Knoll Drive bends around two ponds, each with a working fountain, set in the middle of the community rather than pushed off to a boundary. That placement is the whole difference: it means a real share of these homes look out at open water and a fountain instead of at the building across the way, and it gives the community a center. Very little attached housing in this part of Camden County was laid out with that in mind. One small search note — a handful of addresses on Knoll Drive post as Clementon 08021 while the rest post as Blackwood 08012. Both are mailing addresses. Every home here is in Gloucester Township, on Gloucester Township taxes and in Gloucester Township schools.
The range of product on this one drive is unusually wide, and sorting it out early will save you time. Knoll Run runs from one-bedroom flats through two- and three-bedroom townhomes, in unit-and-flat, interior-row and end-of-row configurations. A one-bedroom flat with an assigned space out front and a three-bedroom end-of-row colonial with a fenced yard are both filed as Knoll Run, and they are not remotely the same purchase. That breadth is genuinely useful — the same community works for a first purchase and for a household that needs real room — but it also means a price range pulled off a search page reads as incoherent until you know which product it covers. Decide which one you are shopping before you start comparing numbers.
The association here handles lawn maintenance and snow removal along with the common grounds, which is the practical argument for this kind of ownership and the reason people who move into a community like this tend not to move back out of one. What it covers varies by unit type, so get the specifics on the home you are considering rather than on the community — the difference between a flat and an end-of-row obligation is not always obvious from the street.
Because everything went up in the same stretch and much of it has been held a long time, what has been replaced is the variable, not the floor plan. Heating and air, water heaters, kitchens, baths and flooring have been done on separate schedules across these buildings, and listings here are specific about it. A home with a recent HVAC system, a new water heater and a remodeled kitchen and a home that has had none of that can sit fifty feet apart on the same drive. That gap does not appear in a square-footage number, and it is the first thing worth asking about.

Schools follow the standard Gloucester Township path — the township district through the middle years, then Black Horse Pike Regional for high school; records here name one or the other, which reads like a split and is not. The recently sold homes across Gloucester Township are the clearest read on where these are actually landing.
