Blackwood New Construction
Homes for Sale
Brand-new townhomes, twins and single-family homes in Blackwood — live from the MLS.
New Construction in Blackwood
New construction in Blackwood right now runs through one community more than any other. Hidden Mill Estates is building townhomes along Hidden Drive and Wayne Court — three bedrooms, two and a half baths, garage and basement, in both interior and end-of-row configurations. One thing worth knowing before you walk into the sales office: homes here have been closing meaningfully above their base list price, because buyers are loading up on options and structural upgrades. The number on the sign is a starting point, not a landing spot, and knowing which upgrades hold their value at resale is exactly the conversation to have before you sign.
There is also newer product in Blackwood that has nothing to do with a big community, and it never shows up on builder websites. A small run of brand-new twins has gone up on Almonesson Road — three bedrooms, garage and basement, the kind of semi-detached format that is genuinely rare in new construction around here and tends to appeal to buyers who want low maintenance without an association. On top of that, individual builders put up new single-family homes on infill lots across the section, on streets like Cedar Avenue, West Atlantic Avenue and Gravers Lane. These are one-off spec homes rather than a development, so they surface with no subdivision name attached and are easy to miss entirely if you are only watching the named communities.
Blackwood's pull is the same whether the house is new or fifty years old: the Black Horse Pike, the Camden County College campus, and a straightforward run into Philadelphia. If a townhome is what you are after and nothing new fits, the established attached communities here run considerably deeper than the new-build list. And if you are weighing Blackwood against the rest of the township, Gloucester Township new construction covers the Sicklerville and Laurel Springs communities too. Either way, bring your own representation — the builder's agent works for the builder, and the price is the same whether you show up with someone or not.
