Condo & Townhome Living in Blackwood

Blackwood has the deepest attached-home market in Gloucester Township, and it is not close. Valleybrook alone accounts for most of it — over a thousand homes built around the golf course, a mix of townhomes and condos across a wide range of ages, sizes and price points. It is the single most-searched neighborhood name in the township, and for good reason: it is the rare community where a first-time buyer, a downsizer and an investor are all genuinely shopping the same inventory.

What nobody explains is that Valleybrook is really six sections, and which one you are in decides what you get. Players Place is the condo side and the way in — single-level flats and penthouse units on Aberdeen Lane and Wimbledon Way, mostly without a garage, at the lowest entry point in the development and with far more turnover than anywhere else in it.

The townhome side splits two ways. St Andrews on Doral Drive is the most uniform section in Blackwood — three bedrooms, attached garage, every house built in 1991 to essentially one plan, so condition is the only real variable between two listings. The Links on La Costa Drive, Greens Way and Augusta Lane is the section actually on the course, with the back rows facing open fairway and no rear neighbor at all. Both carry garages; Glen Eagles on Pebble Lane reverses that trade with basements instead, which is the detail buyers most often miss when they compare prices across sections.

Beyond Valleybrook the attached market spreads across several smaller associations, each with its own character and its own turnover rate. Knoll Run, Foxboro, Oxen Hill and Hidden Mill Estates list far less often than Valleybrook, so when something does come up it tends to move fast. Blackwood's draw is the same across all of them — the Black Horse Pike, the Camden County College campus, and a Gloucester Township tax bill against a location that puts Philadelphia inside a straightforward commute.
