Living in Hidden Mill Estates
Hidden Mill Estates is a townhome community in Blackwood, part of Gloucester Township, and it is the most unusual community in this section for one reason: it has been under construction since 2001 and it is still building today. Most communities go up in a season or two and then stop. This one has added homes across nearly a quarter century, which means the same name covers a twenty-year-old resale with a mature yard and a townhome that has never been lived in. Understanding which one you are looking at is the whole job here.
Start with the name, because there are two of them. The MLS carries this community as Hidden Mill Estates. The builder, J.S. Hovnanian & Sons, markets the current phase as The Woods at Hidden Mill. Same place, two strings, and a buyer searching one will not necessarily find listings filed under the other. If you have been looking at a builder website and separately at resale listings and could not work out whether they were the same community, they are. Hovnanian runs sales for it out of the model at Little Pond in Gloucester Township — the same builder's other local community, which is worth knowing if you want to walk a finished product while you decide. The layout is what gives this place its character. Hidden Drive runs the entire community as a single road through unbroken woods, opening into three distinct pockets of homes strung along its length, with Wayne Court, Celestino Court and Trout Road the only turns off it. There is no through traffic, and there is no adjacent development pressing in — the woods sit on every side, with Little Mill Road and the golf course beyond the eastern edge. For a community this close to Route 42 and the Blackwood corridor, the sense of being tucked away is genuine rather than marketing.
The homes are consistent in shape and different in age. Across both eras these are three-bedroom townhomes with two full baths and a half bath, an attached garage with a concrete driveway, and a full basement — and the basement is the part that matters, because a finished lower level here becomes a family room, a home office or a play area and adds real usable space that never shows in the above-grade square footage. Interior-row and end-of-row units both trade. The current phase runs to open-concept contemporary plans; the earlier phase gives you the same bones with two decades of settled landscaping around it. There is also one detached home carrying the Hidden Mill name from the original build — an exception rather than a product line, and it comes with a notably lighter association obligation than the townhomes do.
On the association: the monthly fee is not uniform across this community, and it varies meaningfully between the older sections and the current phase. That is normal in a community built over this span, but it means the fee on one listing tells you very little about the fee on another. Get the number and the coverage on the specific home rather than on the neighborhood — over a long hold the difference is not trivial. The other thing to ask about, if you are looking at the new phase, is what is actually left. A community that has been building this long eventually finishes, and when a builder closes out, the remaining sales go direct and never appear on the MLS at all. Resales in a sold-out community are rare and they move fast.
For alternatives in the same section: the full Blackwood condo and townhome inventory covers everything attached, Knoll Run and Foxboro are the established townhome communities, and Valleybrook is by far the largest. Buyers who want detached new construction rather than attached should see Blackwood new construction. Schools run the standard Gloucester Township path — the township district through the middle years, then Black Horse Pike Regional for high school; records here name one or the other, which reads like a split and is not. The recently sold homes across Gloucester Township are the clearest read on where these are landing.
