Bay Club sits on Bayshore Avenue on the bay side of Brigantine, just past the lighthouse circle off Atlantic-Brigantine Boulevard. The buildings are two stories with two levels of homes, bulkheaded along the water, and the thing that sells them is the dock. Owners here get a boat slip for a boat up to twenty-three feet, with kayaks and jet skis welcome, which puts open water at the end of your own walkway rather than across town at a marina with a waiting list.

One rule about that slip belongs up front because it changes the math for some buyers: the slip is registered in the owner's name, must be insured, and cannot be rented out. It is yours to use, not yours to monetize. If you are buying here because you want the boat, that is exactly right. If you were counting on slip income, it is not available.

The rental picture on the units themselves runs the same direction. Bay Club carries a one-month minimum, so there is no weekly market and no nightly one. That single line sorts the community out of the summer-rental churn and puts it squarely in the second-home and primary-residence category, which is a large part of why it stays quiet and well kept. Pets are permitted for owners but not for renters — another line that reinforces who actually lives here.

What you get for accepting those terms is a genuinely comfortable setup on the water. There is a pool overlooking the bay, a spacious common deck built out over the water, a grilling area, docks, two parking spots per home, bike racks, and laundry on site. The association fee covers insurance, management, trash and the pool. The homes themselves range from efficiencies up through larger layouts, and interiors vary widely — some are original, others have been rebuilt with updated flooring, newer appliances and renovated baths. That variation is the thing to shop.

One structural item to raise with your agent early. The association has funded significant exterior work over the past several years — dock pilings, balcony decks and railings among it — through an assessment. Some units have paid theirs in full and some are still paying it over time, which means two otherwise-identical homes can carry different obligations at closing. Ask which position a specific unit is in before you write an offer. It is a five-minute question and it occasionally moves a number.

The location splits the difference well. You are on quiet water with sunsets over the bay, and you are walking distance to the beach, the restaurants and the shopping on the island.
