Bayfront Homes in Brigantine
The bay side of Brigantine is where most of the island's real value sits, and buyers who only shop the ocean block tend to find that out late. Behind the dune line the island turns into lagoons, back bays and thorofares, and the properties along them buy you something the oceanfront cannot: water you can actually put a boat on, from your own bulkhead, without loading a trailer. On a barrier island that is a different lifestyle rather than a lesser one, and it usually costs considerably less per foot of waterfront.
The single question that decides a bayfront purchase here is boat access, and it is not consistent from one street to the next. Some properties sit on a deep lagoon with a straight run out to open water. Others sit on water that is beautiful to look at and shallow at low tide, which matters enormously depending on what you intend to keep there. Bulkhead condition and who is responsible for it is the companion question — on a private lot that is your expense, and inside a community it may or may not sit with the association. Ask about draft, tide and bulkhead before you ask about the kitchen. That is the order that saves people money on this side of the island.
Attached homes on the bay side cover a lot of ground. Steelmans Wharf, Bay Club and Moon Bay are the names that come up most often with buyers who want to be on the water without paying the ocean premium, and Kings Cove is the largest attached-home community on the island and worth shopping on its own. Because the island's condo market is unusually deep, it is worth running the full Brigantine condo list alongside this page — a water view and a boat slip can turn up in buildings that do not market themselves as bayfront.
The Brigantine Yacht Harbor anchors this side of the island and is a genuine reason people buy here rather than an amenity in a brochure. Anyone whose weekend revolves around getting on the water in the morning and back in by dinner ends up looking at this half of Brigantine, because the back bays put you into open water without the run around the island that a mainland marina would cost you. The bay side also gets the sunsets, which sounds like a small thing until you have watched one from a west-facing deck over the marsh.
Flood elevation and insurance drive the real monthly number on any waterfront purchase here, and they vary block to block rather than town to town. Two houses on the same lagoon can carry very different premiums based on elevation certificate, foundation type and whether the structure has been raised. Inside a community, the parallel question is what the master policy covers versus what falls to you, plus how honestly the reserves are funded — a thin reserve on a bulkheaded property is a special assessment waiting to happen. None of that is on a listing sheet and all of it is fair to ask for before you write.
If you want the ocean instead, Brigantine's beachfront inventory is the thinner and pricier half of the island's waterfront, with a protected dune line in front of it that cannot be built away. Away from the water entirely, the Brigantine Golf Links has been here since 1927 — an 18-hole par-72 links layout and a certified National Audubon Sanctuary — and the fairway properties are tracked on our golf course homes page. Buyers wanting something newer than the island's established stock should start with new construction, and Sea Point is worth knowing for anyone weighing attached against detached.
Waterfront pricing on the bay side moves on features that are easy to misjudge from photographs, so the closings are the honest record.
