Moon Bay sits at 4220 Atlantic Brigantine Boulevard, on the right-hand side as you come over the bridge into Brigantine. It is the first thing you see arriving on the island and it is built where the road meets the water — bayfront, bulkheaded, three to five stories, with homes on one level and a pool on the bay side of the property. Homes are two-bedroom, two-bath layouts with an expansive deck, and the deck is the room that matters here.

What that deck looks out on is St. George Thorofare, the working channel that runs between Brigantine and the mainland marshes, with the Atlantic City skyline behind it. You watch boats come through all day and the skyline light up at night. That is a fundamentally different experience from the ocean side of this island, and it is worth being deliberate about which one you actually want. The ocean gives you surf and sunrise. The bay gives you calm water, boat traffic, marsh birds, and the sunsets — because on a barrier island running north to south, the sun goes down over the bay, not the sea. People who have owned on both sides tend to have strong opinions about it.

Because the property is bulkheaded directly on the water, you get something no beach-block building can offer: put a kayak or paddleboard in from the property and you are on the bay. No car, no roof rack, no ramp, no waiting for a parking spot in July. If your version of a shore weekend involves flat water at seven in the morning rather than fighting for beach space at eleven, this is the building that supports it. There is a storage facility on site for exactly that kind of gear, plus a laundry and utility room, and parking is assigned exterior spaces with no garages.

Now the rule that shapes this community more than any amenity does: Moon Bay carries a three-month minimum on rentals. That is the most restrictive minimum of any condominium community in Brigantine and it has a direct, visible effect — there is no weekly turnover here, no Saturday changeover traffic, no rotating cast of strangers in the hallway through July and August. What you get instead are owners and seasonal residents who know each other. If you are buying a place to actually use, that is the feature. If you were counting on renting it by the week to offset the carry, this is not the building for that, and you should know it before you fall for the view. Buildings a few minutes from here run weekly minimums instead — the Islander is one of them.

Inside, homes here read warmer than the typical beach condo. Wood-burning fireplaces, hardwood floors, granite kitchens, a main bedroom with an ensuite bath and a genuinely full-size guest room rather than a token second bedroom. Central air rather than wall units. Large laundry and storage rooms plus real closet space, which is the thing that runs out first in shore buildings. Several homes have traded fully furnished, so ask — it changes what you spend after closing and how quickly you can start using the place. The association fee is modest for a waterfront building and covers amenities, insurance, maintenance, trash and the pool. Pets are permitted with restrictions; confirm the specifics against your own animal.

Being at the bridge end puts you a few minutes from the shopping and restaurants and gets you off the island faster than anywhere else in town, with Atlantic City a short drive across the water you are looking at. If you want boat access rather than paddle access, Bay Club is the bayside building with slips. For the ocean side instead, Krystal Beach sits across from the guarded South End beach and Cedar Sands is directly on the sand.
