Yorkshire, London Square, the Historic District and Quaker Landing — the attached market across Burlington City, live from the MLS.

Condos and Townhomes in Burlington City

In most South Jersey towns attached housing is a segment. In Burlington City it is close to half the market, and it always has been. This is a colonial river city laid out on a grid, and rowhomes and twins are what a grid produces — they were the default here for a century and a half before the suburbs invented the townhome. That history is why this page looks nothing like a condo page in a township, and why almost none of the usual questions apply.

Start with the one that matters most: there is essentially no homeowners association in this city. Across a hundred attached sales, exactly one community carries a fee — Quaker Landing on East Pearl Street, unit-numbered, built in 1984, where the monthly covers the grounds, the exterior and, unusually, the insurance. Everything else is fee simple. No board, no approval, no monthly obligation, no rules about the front door. That is the single biggest structural difference between buying attached here and buying attached anywhere else nearby, and it cuts both ways: nothing to pay, and nobody coming to fix the roof but you.

The second thing to understand is the age, because it changes what you are actually shopping for. A large share of this inventory was built between 1880 and 1925, and the tail runs back further — there are homes trading on these streets that went up in the 1840s and 1860s. Basements are near-universal. Garages are close to nonexistent, which is the adjustment that catches suburban buyers hardest. And the style column reads like an architecture survey rather than a subdivision list: Federal, Victorian, Colonial, Tudor, Bungalow, Side-by-Side, Straight Thru, and at least one Trinity — a Philadelphia plan with one room stacked on each of three or four floors, which does not appear anywhere else in this county. Two attached homes on the same block can be seventy years and three architectural eras apart.

Yorkshire and London Square are the two names that carry the most volume, and they sit on opposite sides of the historic core. Yorkshire runs along York Street, Barclay Street, East Pearl and Stacy Court — interior rows, end units and twins, three to five bedrooms, with the occasional 1970s infill among houses from the 1880s. London Square covers West Union, Locust Avenue, Wood Street, Conover and West Pearl, and it holds both the oldest and the largest attached homes in the city: six-bedroom Federals and five-bedroom Colonials on streets laid out before the Civil War. If you want space in a historic house rather than a starter rowhome, London Square is where that lives.

The Historic District proper — East Federal, Logan Avenue, West Pearl, East Union and Lawrence Street — is the smaller, tighter group at the center of town, and it is the one where the block genuinely matters more than the community name. Burlington Heights on Linden Avenue, Juniper Street and East Federal, and Burlington Gardens on Linden, Wood and Clarkson, fill in around them at a similar age. Farnerville on West 4th and Mott Avenue is one of the few pockets where a garage turns up on an attached home. Mehlville, Riverbank on St. Mary's Street and Yorktown Village on Barclay round out the named communities, each producing a handful of sales a year rather than a steady stream.

And then there is the largest group of all, which is the one a portal will never show you: roughly half the attached homes in this city carry no community name whatsoever. They sit on York, Union, Federal, Jones, Linden, Penn, Hulme, Conover, Columbus Road and Bordentown Road — the same streets as the named ones, the same houses, the same prices, from the cheapest rowhome in town to homes at the top of the range. A buyer working from a community dropdown sees none of them. In a market this old the neighborhood names were never systematized the way a 1990s subdivision's would be, so the only way to shop this city properly is by street. That is what we do.

One thing to get right before you commit, because buyers here get it backwards constantly. Burlington City and Burlington Township are separate municipalities with separate school districts — city addresses attend the City of Burlington district and Burlington City High School, township addresses attend Burlington Township schools and Burlington Township High School, and the two high schools are longtime rivals. Both municipalities share the 08016 ZIP code, so the mailing address cannot tell you which one you are in. It works the opposite way just up the river, where Bordentown City and Bordentown Township share one regional district. Everything on this page is scoped to the city itself.

What you get for all of it is a place with a working downtown attached to the housing. High Street runs from the Delaware through blocks of brick storefronts, the riverfront promenade looks across to Pennsylvania, and the RiverLine puts a commuter rail stop inside a historic district — something very few towns this size have. If attached is not quite it, the city's ranch homes are concentrated in the postwar Columbus Park pocket and are the only conventional suburban product in town. Homes under $300,000 is where most of this market trades, four-plus bedroom homes turns up more here than you would expect from houses this old, and just listed catches new inventory first. To see what has closed rather than what is asking, start with recent city closings or the market report.
