Post-war ranches and traditionals off Kings Highway, backing the Cooper River green space — live from the MLS.
Belair Estates is a compact detached neighborhood in the 08034 corner of Cherry Hill Township, tucked between Kings Highway South and the North Branch of the Cooper River. The addresses run along Munn Avenue, Newell Avenue, Bel Aire Avenue, Plymouth Road, Oxford Street, Caldwell Road, Gere Terrace, Rose Lane and Winding Way, with Park Boulevard tracing the western side. No association here, and no gate.
The western boundary is the thing to understand about this place. Belair Estates ends at the Cooper River and the park land that follows it — a continuous band of water, trees and floodplain running along Park Boulevard. Lots on that side have a rear boundary that stops at open green space rather than at somebody's fence, and that is topography and public land rather than a decision any developer made. It is not going to be built on. Fifty years of tree canopy came with it, and neither of those things can be added to a newer subdivision at any price.
The housing is early post-war and it reads that way. These houses date to 1950, which places Belair Estates among the first wave of building here — up before the township took the Cherry Hill name and well before the split level became the local default. The forms are ranch and rambler plans and Traditionals, in three and four bedrooms, with bath counts running from a single full-and-a-half up to two full. Basements are standard, garages appear on some streets and not others, and the lots are generous by the standards of what got built later. Curving lanes and long blocks rather than the rigid pre-war grid you find in the township's oldest pockets, but nothing like the cul-de-sac layouts of the sixties and seventies either.
One practical note on the name: the subdivision is filed as Belair Estates while the street inside it is spelled Bel Aire Avenue. Both spellings float around in listing data and in the way people search, which means a portal search for one can miss houses filed under the other. Worth knowing if you have been watching for something here and seeing nothing.
Belair Estates produces very few listings — it is small, owners tend to stay, and a buyer who wants specifically this neighborhood should be watching rather than browsing. While you wait, the neighbors worth walking are Barclay, whose Pearl Croft edge comes up just southeast of here, and Haddontowne on the other side of Kings Highway.
Schools are Cherry Hill Township Public Schools. Kings Highway is the front door and it runs straight into Haddonfield, which is the real location argument here — the borough's shops and its PATCO station are minutes away, and Route 70 and I-295 are close behind. The recently sold homes across the township are the fastest way to see where a neighborhood this size actually prices.
The River Is the Edge.
Nothing gets built there.
