Pre-war Cape Cods and post-war colonials on both sides of Route 70 — live from the MLS.
Erlton is one of the largest and oldest neighborhoods in Cherry Hill Township, filling the 08002 ground on both sides of Route 70 between Park Boulevard and Kings Highway. It is also one of the busiest — there is always something trading here, across a price band wider than any other single neighborhood in the township, from modest Cape Cods to large renovated colonials.
Before anything else, the name, because this one genuinely costs buyers listings. The MLS files this neighborhood under at least three separate strings — Erlton, Erlton North and Erlton South — and the southern tail crosses into 08034 besides. They are not three neighborhoods. They are one place that was platted in sections and never got a single name in the record. A portal search on "Erlton" returns a fraction of what is actually for sale, and a seller listed under the wrong one of the three is invisible to buyers searching the others. This page pulls all of them.
The street names tell you exactly where you are standing. North of Route 70 the avenues are states — Massachusetts, Rhode Island, Connecticut, Virginia, Vermont, Maine, New Hampshire, New York, Missouri, Montana, Utah, Oregon. South of it they are presidents and inventors — Jefferson, Madison, Harrison, Grant, Sheridan, Edison, Webster, Whitman, Wesley, Conwell. Two naming systems, one highway between them, and it is the cleanest boundary evidence anywhere in Cherry Hill. Once you know it you can place any Erlton address from the street name alone.
The housing spans decades and that is the thing to understand about shopping here. Erlton predates Cherry Hill itself — the oldest houses date to the early 1940s, built when this was still Delaware Township, and the neighborhood filled in through the fifties and sixties. So the stock runs Cape Cods, colonials, bi-levels, split levels and ranch and rambler plans, from roughly 750 finished square feet up past 2,700. Three bedrooms is the common shape with four in the larger houses, bath counts from a single full up to three, basements under nearly all of them, lots running from a seventh of an acre to better than four tenths. Two houses a block apart here can be twenty years and a thousand square feet apart, which means comparables inside Erlton need care — the neighborhood name alone tells you very little about what you are buying. For the entry end, this is one of the most reliable places in the township for the under $400,000 search to return a detached house.
Schools are Cherry Hill Township Public Schools, and this is a neighborhood where the specific address matters. Listings in the Erlton North section show Clara Barton Elementary, then Carusi Middle School, then Cherry Hill High School West. Elsewhere in Erlton the assignment can differ. That is not unusual in this township — Barclay and Brandywoods are both split between East and West with the line running between houses on one street — but in a neighborhood this large and this old it is worth confirming for the exact address rather than assuming the neighborhood answers it.
Location is Erlton's quiet advantage. Route 70 runs through the middle of it, Route 38 and the Cherry Hill retail corridor are minutes north, Haddonfield and its PATCO station sit just southwest, and the Cooper River park land closes off the western edge along Park Boulevard — county-owned, permanent, and what the houses on that side look at. Buyers shopping this vintage in 08002 generally also walk Colwick and Barlow, the township's other pre-war pockets, with Cherry Parke the attached option nearby. The recently sold homes across the township are the clearest read on where a neighborhood with this much range actually settles.
Erlton. North. South.
One neighborhood, three names.
