Late-fifties split levels on curving brook-named lanes off Haddonfield-Berlin Road — live from the MLS.
Brookfield is a detached neighborhood in Cherry Hill Township filling the block west of Haddonfield-Berlin Road, just above the I-295 interchange. The street list is distinctive: North and South Brookfield Road, North and West Valleybrook Road, Valleybrook Road East, Laurelbrook Road, Cedarbrook Road, Sunnybrook Road, Pinebrook Road, Ashbrook Road, Oakdale Road, Greenwood Road and Valley Run Drive. No association, no gate, houses on their own land.
Read those street names again, because somebody committed to a theme. Seven of them end in "brook" — Brookfield, Valleybrook, Laurelbrook, Cedarbrook, Sunnybrook, Pinebrook, Ashbrook — and the rest lean on Valley, Oak and Greenwood to stay in key. That is one developer with one idea, executed across an entire neighborhood, and it is the fastest way to know you are still inside Brookfield when you are driving it.
It also creates the one real confusion here. Valleybrook is the name of a much better-known golf community over in Gloucester Township, a good fifteen miles west of this one, and a portal search for the word will hand you both. If you are looking at a listing on a Valleybrook Road and expecting the golf club, you are in the wrong township — and if you came here for these streets, do not let the other one clutter your search. Brookfield Road running both north and south adds a second layer of it.
The housing is late-fifties and early-sixties, and the form is emphatic. The split level is what Brookfield is — straight splits, bi-level splits, colonial splits, and an A-frame split on Oakdale Road for good measure. Most of the stock dates to 1954 through 1960. Three and four bedrooms, bath counts from one full-and-a-half up to two-and-a-half, basements on a good share of them, garages on some streets and not others. Buyers who want the split-level layout specifically — separated living levels, a few steps rather than a full flight — will find one of the township's better concentrations of it here. If one-floor living is the requirement instead, the ranch homes across Cherry Hill are the wider net.
One practical note for anyone matching an address to paperwork: Brookfield sits across two ZIP codes. Most of it is 08034, but the Valley Run corner reads 08002. Same neighborhood, same township, same schools question — but a ZIP-filtered portal search will silently drop part of the neighborhood, and this page does not.
Schools are Cherry Hill Township Public Schools, with Cherry Hill High School East on the addresses in this pull. Location is the practical draw: the I-295 and Turnpike interchange is right off the eastern corner, Route 70 is a couple of minutes north, and the wooded band along the western edge means the neighborhood does not back onto more houses. Buyers shopping this vintage nearby generally also walk Haddontowne and Woodcrest. The recently sold homes across the township are the clearest read on where this tier settles.
Every Street Is a Brook.
