Late-fifties splits and colonials on Florida-named streets north of Marlton Pike — live from the MLS.
Green Haven sits in the 08034 section of Cherry Hill Township, on the grid north of Marlton Pike. The streets run East Tampa Avenue, Daytona Avenue, Orlando Road, East Miami Avenue, Deland Avenue, Edgemoor Road, Chelten Parkway, Rydal Road, Abington Road, Princess Road and Queens Road. No association, no gate, houses on their own lots.
Read the street signs and you can tell exactly what was being sold here. Tampa, Daytona, Orlando, Miami and Deland — five Florida cities, on one street grid, in southern New Jersey. Green Haven went up starting in 1957, when a week in Florida was the aspiration of every family in the Delaware Valley and the developers building out here knew it. Cherry Hill has neighborhoods named after apple varieties, racetracks, Main Line train stops, English colleges and American presidents. This one went with the sunshine state, and the signs have been up for nearly seventy years.
The housing is late-fifties into the sixties and it is solid family stock. Green Haven filled in between 1957 and 1968, with Split Level, Colonial and Traditional the dominant forms — including split-level traditionals, which is a specific hybrid this era produced. Four bedrooms is the norm here rather than the upgrade, with bath counts running from a full and a half up to two-and-a-half, and basements under nearly every house. Lots sit on a proper grid with mature canopy over it, and the eastern side backs onto the wooded band along Ranoldo Terrace.
A practical note on reading this market. Green Haven is a small enough neighborhood that a couple of houses here have traded twice inside a year, which can make the recent sales list look busier than the neighborhood actually is. What that tells you is the opposite of a problem: houses here are moving quickly when they come up, and the number of distinct addresses trading in any given year is small. If you want a specific street in Green Haven, be watching rather than browsing.
Schools are Cherry Hill Township Public Schools. Marlton Pike is the southern boundary, which puts Route 70, the I-295 and Turnpike interchanges and the Cherry Hill retail corridor all within a few minutes, and Haddonfield sits a short drive west. Buyers shopping this vintage in 08034 generally also walk Barclay and Brookfield before deciding, with Kingston on the streets immediately adjacent. The recently sold homes across the township are the clearest read on where this tier actually settles.
Tampa. Daytona. Orlando.
All of them in Cherry Hill.
