Detached houses on a century-old street grid in Cherry Hill's 08002 — live from the MLS.
Woodland sits at the far western edge of the 08002 section of Cherry Hill Township, south of Kaighns Avenue and hard against the Camden line. The streets are Woodland Avenue, Highland Avenue, Orchard Lane, Linden Avenue, Yale Avenue, Beechwood Avenue, Kenilworth Avenue, Redwood Avenue and 3rd Avenue — a straight, tight grid on small lots, laid out well before the rest of the township existed in any recognizable form.
That age is the whole character of the place, and it makes Woodland genuinely different from every other neighborhood in Cherry Hill. The houses here were not built as a development. They were built one at a time, across more than a century. The record carries houses from the nineteen-tens alongside houses from the seventies, the nineties, and the twenty-tens — the same few blocks, a hundred years of construction. Nothing else in the township looks like that. The rest of Cherry Hill went up in concentrated bursts between the fifties and the seventies, which is why most neighborhoods here read as a single era and this one does not.
The practical consequence matters if you are shopping. Woodland is one of the few places in Cherry Hill where an open lot still turns up and something new actually gets built on it. The township is otherwise finished — new construction in Cherry Hill almost always means a teardown or a last remaining parcel rather than a community you drive into. Here, recent-build houses sit next door to houses from before the First World War, which means condition, systems and insulation vary enormously house to house. Two addresses on the same block can be entirely different propositions.
Product runs from two-bedroom to four-bedroom detached, roughly sixteen hundred to twenty-eight hundred square feet, mostly Colonial with Ranch/Rambler and Contemporary in the mix. These are detached fee simple houses on their own lots with no association. Price-wise this is one of the more accessible corners of the township, which puts it on the list for anyone working the lower end of the Cherry Hill market and wanting a detached house rather than a condo.
Location is the other thing to understand here. Immediately east, across 3rd Avenue, is Garden State Park — the township's newest development, built on the old racetrack grounds, with its own retail, its condos and its 55+ community. So you have a hundred-year-old street grid sharing a boundary with the most recently built part of Cherry Hill, and the two markets sit side by side without much resembling each other. Cherry Hill Estate, on the old racetrack streets, is the other neighborhood in this corner. Schools are Cherry Hill Township Public Schools, and the records here read Cherry Hill High School West — consistent with this side of the township, though worth confirming on the specific address. Kaighns Avenue and Haddonfield Road put Route 70, Route 38 and the Philadelphia bridge approaches within minutes. The recently sold homes across Cherry Hill are the clearest read on where this end of the market actually settles.
