New Construction in Cherry Hill
Here is the honest version, because no portal will give it to you: Cherry Hill is built out. There is no sales trailer on the edge of town, no model to walk through, no phase two coming next spring. The township filled in decades ago, and what gets built now goes onto the handful of lots that were never developed or, far more often, onto a lot where a nineteen-fifties house came down first. That is why a search for new construction here returns a short list, and why the list changes character every few months rather than staying put.
Kressonshire is the closest thing to a genuine new-construction address in the township right now. It sits off Kresson Road and Lark Lane in the 08003 zip, and the homes are substantial — four bedrooms, generally between twenty-eight hundred and three thousand square feet above grade, on the eastern side of town where the lots are larger and the streets are quieter. It is the address to know if you want something new without leaving Cherry Hill for Voorhees or Marlton.
Siena, on Renaissance Drive and also in 08003, is the other named community with recent activity, and it builds larger still — four bedrooms running past three thousand square feet. Between these two, you have essentially the entire named new-construction market in Cherry Hill. Everything else is one-off.
And there is a real amount of that one-off product, which is the part most buyers never find because it has no community name attached and therefore no marketing behind it. Individual builders put up single houses on Merchant Street, Mercer Street, Cherry Hill Boulevard and similar established blocks in the 08002 zip — four-bedroom homes in the twenty-four hundred to thirty-two hundred square foot range, dropped into neighborhoods that are otherwise seventy years old. There is also occasional new attached product, like the pair of twins recently built on Northwood Avenue, three bedrooms and just under nineteen hundred square feet. These builds surface with a blank subdivision field, which means they are invisible if you are searching by community name and easy to miss even if you are watching closely.
If you are considering buying a lot and building rather than waiting for a finished house, understand what that actually involves in a township like this one. You are usually buying a house in order to demolish it, which means paying for a structure you will never live in, then demolition, then construction — a timeline measured in seasons, not weeks. Cherry Hill's zoning and setback rules were written for the footprints that are already there, so the house you can legally build on a given lot may be meaningfully smaller than the one you have drawn. And the neighbors matter: a teardown on an established block draws attention, and the ones that go smoothly are the ones where someone walked the street first. That is a conversation worth having before you make an offer on a lot, not after.
If new turns out to be too narrow a search, the closest substitutes here are worth naming honestly. Park Place at Garden State Park is newer elevator-condo construction on the old racetrack site with the shops inside the development, and for age-qualified buyers, Plaza Grande next door is the only 55+ address in the township. More broadly, a home built in the last ten or fifteen years across Cherry Hill's attached-home market or in the newer single-family pockets gives you modern systems and layouts with landscaping already grown in and a tax assessment you can actually read rather than estimate.
Everything currently on the market is above, straight from the MLS. Because there is so little of it, new construction in Cherry Hill tends to be spoken for quickly — and the infill builds in particular often sell to whoever heard about them first. If you want to know the day something comes up rather than the week after, that is worth a call.
