Living in Cherrywood
Cherrywood is one of the largest attached-home communities in Gloucester Township, built mainly in 1973 and extended through the early eighties, spread across a wide network of streets off Cherrywood Drive. It is big enough that people who live at one end do not necessarily think of the other end as the same place — and understanding how it is laid out is most of what you need to shop it well.
Two notes on the address before you search. Cherrywood carries a Clementon 08021 mailing address, and Clementon is a separate borough with its own school district. Cherrywood is not in it — every home here is in Gloucester Township, on Gloucester Township taxes, in Gloucester Township schools. Listings in this community occasionally name the borough district by mistake, so if schools matter to your search, confirm it on the specific property rather than trusting the field.
The community reads as two halves, and the street names tell you which one you are in. The western and central sections run to trees and plants — Beechwood, Acorn, Willow, Oakmont, Edgewood, Kingswood, Brookdale, Heather, Lawncrest — on long loops like Winding Way. The eastern end, closer to College Drive, runs to birds: Blue Jay, Heron, Oriole, Crane, Cardinal. Both are Cherrywood and both are filed under the same name in the MLS, but they were built as distinct pods with their own character, and a buyer who has seen one end has not seen the community. Worth touring both before deciding.
The layout is the other defining feature. Almost nothing here is a through street — the addresses in this community are overwhelmingly Places and Courts, short stubs hanging off the main drives and ending in cul-de-sacs. The practical effect is that traffic never has a reason to enter any given cluster, and homes at the head of a court get the wider lot the cul-de-sac creates. Where a home sits within its cluster genuinely matters here.
The product is more varied than the name suggests, and this is the thing to get straight early. Cherrywood carries interior-row and end-of-row townhomes, twin semi-detached homes, and a small number of fully detached houses — up to five bedrooms on the detached end. Layouts run two to four bedrooms across colonials, ranchers, bi-levels and traditionals, some with lofts. That is a wide spread, and it means a price range pulled off a search page will look incoherent until you know which product it covers. It also creates a practical search problem: twins frequently fall outside the condo-and-townhome filter on portal searches, so a buyer working from a filter alone can miss part of what is actually available here.
Fifty years in, what has been replaced is what separates two otherwise identical homes. Listings here are specific about it — roofs and gutters, heating and air, water heaters, kitchens with new cabinetry and appliance packages, updated baths, flooring done throughout. Some of these have been meticulously kept and updated to current finishes; others come with sheds and equipment transferring as-is. Both trade regularly in this community and they are different purchases. Schools follow the standard Gloucester Township path — the township district through the middle years, then Black Horse Pike Regional for high school. The recently sold homes across Gloucester Township are the clearest read on where these are landing.
