Living in La Cascata
La Cascata is one of the largest attached-home communities in Gloucester Township, built in two phases in 1975 and 1980 along Via Cascata Drive and Via Foresta Drive, off Kelly Driver Road. It is also, straightforwardly, the way into this township — more homes trade here at the entry end of the market than anywhere else in Gloucester Township, and for a lot of people this community is the first address they own rather than rent.
That matters more than it sounds. A large, liquid, entry-level community is genuinely hard to find, and it does two things at once: it gives a first-time buyer a real option with an actual front door and their own walls, and it gives an owner an exit, because something is almost always moving here. The volume cuts both ways — there is usually inventory, and there is usually competition for the good units.
The layout is what people remember. The buildings wrap around a lake set in the middle of the community, with the drives curving to follow it, so the water is the center of the place rather than an amenity pushed to one edge. Wooded ground runs along the eastern and northern boundaries. For a community of this density that arrangement does a lot of work — there are open sightlines and water views from a meaningful number of these homes, which is not what the density would lead you to expect.
The product is consistent. Nearly every home here is a two-bedroom townhome with one full bath and a powder room, in interior-row and end-of-row configurations, with three-bedroom units appearing at intervals through both phases. There are no garages and no basements. Styles are labeled every which way in the MLS — colonial, traditional, contemporary, A-frame, side-by-side, bi-level — but the underlying product is more uniform than that suggests, and the real differences are which phase you are in, whether you have an end unit, and where you sit relative to the water. End units pick up side light and extra outdoor space; interior rows are the easier way in.
Two practical notes before you make an offer. First, this is a condominium, so a monthly fee covers the exterior and the grounds — get the current figure and its coverage on the specific unit, and if you are financing, ask early about the association's documents, because lender requirements on condominium projects are stricter than on fee-simple townhomes. Second, condition varies more here than anywhere in the township. Some units in this community have been taken down to the walls and rebuilt — new flooring throughout, fully updated kitchens with new appliances, new fixtures in both baths — and others have had nothing done in decades. Two units with identical footprints can be entirely different purchases. In a community with this much turnover, knowing which recent sales were renovated and which were not is the whole game.
One thing to sort out on the address: La Cascata carries a Clementon 08021 mailing address, and Clementon is a separate borough with its own school district. This community is not in it — every home here is in Gloucester Township, on Gloucester Township taxes and in Gloucester Township schools, with Black Horse Pike Regional for high school. Listings in this community name a neighboring borough's district more often than anywhere else in the township, so confirm it on the specific unit rather than reading the field.
