Living in Clementon Lake
The Clementon Lake section runs along Berlin Road and Berlin-Clementon Road on the eastern side of Clementon, on First and Second Avenue, Clementon Avenue, Smith Terrace, Garfield Avenue, Indian Spring Road, Meehan Boulevard, Mohawk Avenue and Mulberry Lane. The streets carry a mix of Native American and old-borough names, and Lake Worth sits at the northeast edge with woods filling much of the ground between the streets. It is the least developed-feeling part of an already small borough.
The MLS says the quiet part out loud on these listings. The lot features field reads "Not In Development" and "No thru street." That is not marketing copy, it is a data field, and it describes exactly what this section is: houses that went up one at a time on individual lots over decades, on streets that do not connect to anything. No builder laid this out, no association governs it, nobody is driving through on the way to somewhere else. If the appeal of a place is that nothing about it was planned, this is that place.
This is also the most affordable ground in a borough that is already the affordable end of close-in Camden County. Houses here run small — roughly nine hundred to fifteen hundred square feet, two to four bedrooms, on lots from about a sixth to a third of an acre. What that combination buys you is a real detached house with a real yard at a number that gets a first-time buyer through the door, in a place with a Philadelphia commute. There are not many of those left.
Read the heating and cooling fields on every listing here, because they are genuinely different house to house. Some homes run natural gas forced air with central air. Some have electric baseboard heat with a natural gas hot water heater. And some have no cooling at all — the field reads "No Cooling" outright. That is the sort of thing that never comes up until July, and it is a real number on your monthly bill either way. Public water and public sewer serve the section, so no wells or septic to manage.
Condition varies as much as the systems do. A number of these have been renovated with new kitchens, granite counters, tile backsplashes and replacement double-hung windows. Others come to market as bank-owned or as-is sales where the buyer takes on the certificate of occupancy and any municipal certifications. Both trade here regularly. On an as-is purchase know what you are agreeing to before you sign, and on anything built before 1978 the lead paint question is real rather than a formality. Fenced yards, sheds, decks, front porches and driveway parking are all standard.
On schools, Clementon's younger students attend the borough's own public school and continue on to the regional high school serving the area. Berlin Road and Route 30 handle the driving, and the PATCO station at nearby Lindenwold puts Center City inside a straightforward commute. To compare the rest of the borough, Bottoms Lake has the deep old lots on the west side, Silver Lake is the other established pocket, Clementon condos and townhomes covers Heritage Square and the low-maintenance side, and the Clementon homes page carries everything at once.
