Living in Village Court
Village Court is the newest housing in Clementon Borough by roughly sixty years. It sits on the western edge of the borough near Ohio Avenue and Reed Avenue, and it has been built in three phases across three streets — Rowand Way East in 2017, Mulberry Lane in 2022, and Magnolia Way in 2024. The grid above covers all of it. That matters because the MLS does not: the later phases were never given a subdivision name and list with the field left blank, so a buyer searching by name finds only the oldest section and never sees the newer homes at all.
The three phases are genuinely different products, and knowing which one you are looking at is the most useful thing on this page.
Rowand Way East, 2017. Two stories, about 1,126 square feet, two bedrooms and two full baths, most with an en-suite primary. The garage is rear-entry with a private driveway behind the home, so the street face stays clean. A larger plan around 1,382 square feet also trades here. These carry the lowest monthly fee of the three phases and are the entry point into the community.
Mulberry Lane, 2022. A different builder model entirely — three stories, about 1,586 square feet, three bedrooms and two and a half baths, with a front-entry garage and inside access. The layout puts a flex room or home office on the entry level, open living and kitchen on the second floor, and bedrooms on the third, with the primary suite carrying a walk-in closet and private bath. Laundry is upstairs on the bedroom level. Fenced yards, walk-out porches off the dining area, and multi-zone heating are common in this phase.
Magnolia Way, 2024. The newest, running about 1,586 to 1,681 square feet on the same three-story format, three bedrooms, two and a half baths. Some of these have come to market with a tax abatement attached — a real carrying-cost advantage in a borough where taxes on older houses are the main complaint, and worth asking about specifically on any unit here.
Across all three phases the construction is current-code: slab foundations with no basements, frame and vinyl with masonry and stone accents, natural gas forced air, central air, public water and public sewer, and in-unit laundry. Every home has an attached garage and a private driveway, which no other attached community in Clementon offers. Lots are true townhome parcels, so maintenance is minimal by design. The monthly fee covers common grounds, lawn care, snow removal and trash — maintenance rather than amenities, and priced accordingly. It is a fraction of what the pool-and-tennis associations a few minutes away in Lindenwold charge, and the fee runs somewhat higher in the two newer phases than in the original.
Set against the rest of the borough, this is a straightforward choice. Clementon's housing is otherwise mid-century and older — lake-street ranchers and capes, and 1970s-era townhome communities like Heritage Square and Trowbridge. Those come with character, larger lots and lower prices. Village Court comes with warranties, current systems, a garage and nothing to fix. Buyers usually know within one showing which of those they actually want.
Homes here are in Clementon Borough Public Schools. The high school assignment reads inconsistently across records in this community, so confirm it on the specific unit rather than trusting the listing sheet. Route 30 and the White Horse Pike are minutes away, with the PATCO terminus in neighboring Lindenwold running direct into Center City Philadelphia.
