Trowbridge is a mid-1970s townhome community in Clementon, built along Harwood Lane and Trowbridge Lane. The homes are two-story interior-row and side-by-side townhouses running roughly twelve hundred to fifteen hundred square feet, in two- and three-bedroom layouts with one-and-a-half to two-and-a-half baths. It is the larger-footprint attached option in the borough, and there is one structural feature here that sets it apart from everything else.

Trowbridge townhomes have basements. Full ones, partially finished, under a townhouse — which is genuinely uncommon in attached housing at this price anywhere in Camden County. The other attached communities in this borough sit on slabs. What that gives you is a third level of living space that does not show up in the square footage on the listing sheet: a bonus room for a home office, a gym or a rec room, plus real unfinished storage on top of it. For a buyer weighing a townhome against a small single-family house, the basement is usually what closes the argument.

Understand what the association fee covers here, because it is narrower than what you may be assuming. The fee at Trowbridge is described as an all-ground fee — the ground, not the buildings. Compare that to Heritage Square a few minutes away, where exterior building maintenance covering the roof, deck and siding is part of what you pay for, along with a pool and clubhouse. Trowbridge lists no amenities. Neither structure is better; they are different deals, and the difference determines who pays for a roof. Get the current fee, get what it includes in writing, and read the association's rules and recent meeting minutes before you commit — on any building this age, what the association has decided about the exterior is the thing that will affect you most and the thing least visible from a listing.

Inside, the layouts are practical: an open main level with a fireplace in the living area, a dining area, an updated eat-in kitchen, a half bath and first-floor laundry, with sliding glass doors to a rear deck. Upstairs the bedrooms carry walk-in closets, and some upper units have balcony access. Block construction, block foundations. Central air with 90-percent-efficiency natural gas forced-air heat, natural gas hot water, public water and public sewer. Parking is in a lot rather than driveways, and there are no garages.

At fifty years old the condition range here is wide, and a number of these have been through substantial renovation — new cabinetry and countertops, new flooring and carpet, fresh paint throughout, updated baths. Others are original. Ask what has been replaced and when, particularly the heater, the water heater and anything the association does not maintain, because under an all-ground fee that list is longer than it would be next door.

On schools, Clementon's younger students attend the borough's own public school and continue on to the regional high school serving the area. Route 30 and the White Horse Pike handle the driving, and the PATCO station at nearby Lindenwold puts Philadelphia inside a straightforward commute.
