Condos and Townhomes in Delran
Attached housing is a serious part of the market in Delran — not a corner of it, and not an afterthought. There are five real communities here plus a scattering of older twins, and they span from 1930 rowhomes to 2021 new construction. But the thing that actually decides what you pay to own here is not the community and not the year. It is the fee, and in this township the fee moves in ways that will surprise you.
Summerhill is roughly half of this market and it is the widest-range community in the county. Built between 1995 and 2000 across Foxglove Drive, Rosebay Court, Lilyberry Place, Dewberry Lane, Firethorn Lane, Bayberry Lane, Primrose Place, Winterberry Place, Wildflower Place, Woodrush Court and Sun Haven Place, it runs from one-bedroom flats all the way to four-bedroom rows. That is not a community with a product; that is a community with a catalogue. A first-time buyer, a downsizer and a family trading up can all land in Summerhill and none of them are buying the same thing.
Which is where the fee comes in. Association fees inside Summerhill vary by a factor of five between the low end and the high end, and the correlation with price is loose at best — some of the more expensive rows carry the smaller fees, and some of the flats carry the larger ones. What each fee buys ranges from common area maintenance alone, up to full ground fee coverage with the exterior, insurance, management, parking fee, trash, snow removal and a recreation facility. There is no such thing as "the Summerhill fee." There are dozens of them, and the only way to know what you are signing up for is to read the specific listing. This is the single most important thing on this page.
Garden Club, built in 2003 on Nicholas Drive and Natalie Road, is the second-largest and it takes the same pattern further. It contains both the lowest association fees anywhere in the township and some of the highest, and here the inversion is stark: several of the very cheapest monthlies buy a health club along with the common area and lawn maintenance, while units paying many times more get the exterior, management and a pool. A buyer sorting Garden Club by monthly payment and stopping there will draw exactly the wrong conclusion about which unit is the better deal. Products range from flats to interior rows to end units to a back-to-back, which is a plan type you will not find in most of this county.
Grande at Rancocas Creek is the step up. Built 2003 to 2004 on Hawthorne Way, Huntington Drive, Dorchester and Castleton, these are three-bedroom interior and end rows with garages, Colonial, Traditional and Contemporary, and the fees are consistent — a narrow band, all buying broadly the same package of exterior, lawn, snow, management and a pool. After Summerhill and Garden Club, that predictability is worth something on its own. If you want to know what you will be paying in five years without auditing a dozen listings, this is the community where that question has an answer.
Foxtail Creek is the newest attached housing in Delran and it is age-restricted — 2021 construction on Hidden Acres Lane, three-bedroom Contemporary and Colonial rows with garages, at the top of the attached range. The fee is modest for what it covers, which includes road maintenance, and it reflects a young community with no deferred maintenance behind it yet. Worth knowing before you compare it against an older community's number: a new association's fee is a starting point, not a settled one. Foxtail Creek also carries a Moorestown 08057 mailing address despite sitting in Delran Township — see below, because that catches people out.
Mill Run and Mill Run Commons on Suburban Boulevard, built 1988, are the smaller older option, two-bedroom flats and end rows at a mid-range fee. And at the far end of the timeline there are twins from 1920 and 1930 on Bridgeboro Street and Stewart Avenue — Straight Thru and Colonial, no association at all, no fee, nothing owed monthly. Those come up rarely and they are the least expensive attached homes in the township.
Now the thing that confuses people constantly here. Part of Delran carries a Moorestown mailing address — Foxtail Creek and Congressional both sit inside Delran Township but their mail comes addressed to Moorestown, and a few streets carry Riverside addresses instead. The mailing address does not set the municipality, the tax rate or the school district. The township line does. And the base ZIP, 08075, covers Delanco and Riverside as well, which are separate townships with separate schools. Everything on this page is scoped to Delran itself.
On schools, Delran is simpler than most of its river neighbors: it runs its own district straight through. Millbridge Elementary on Conrow Road takes PreK through second, Delran Intermediate on Creek Road covers third through fifth, Delran Middle on South Chester Avenue handles sixth through eighth, and Delran High on Hartford Road is nine through twelve. Four schools, all inside the township, no sending arrangement with anyone — which is worth weighing if you are comparing Delran against townships nearby that send their high schoolers out of town.
If attached is not quite it, Delran's ranch homes give you single-level living detached and on your own lot, and four-plus bedroom homes is where Tenby Chase and the larger detached neighborhoods live. Homes under $400K covers most of the attached market and a good share of the rest, homes with pools is a real segment here, and just listed catches new inventory first.
