Springfield Township is farmland with houses on it. That is not a slight — it is the whole appeal, and it is why a township this quiet turns over only a few dozen homes in a year while holding some of the largest residential parcels in Burlington County. There is no downtown, there are almost no subdivisions, and the market runs from a modest place on a half acre to a working farmstead on fifteen. What you are buying here is land and distance, with a short drive to everything.

Before anything else, the mail, because Springfield is the most confusing township in the county on this point by a wide margin. Homes here carry eight different mailing addresses: Jobstown, Juliustown, Columbus, Wrightstown, Bordentown, Pemberton, Burlington and Mount Holly. Only Jobstown and Juliustown are actually inside Springfield — they are the township's own villages. The rest are neighboring post offices whose delivery routes reach across the line. A Columbus address does not put you in Mansfield, a Pemberton address does not put you in Pemberton, and none of them changes your tax rate or your school district. If you are searching by ZIP code or mailing city in this corner of the county, you are not searching Springfield Township.

Named neighborhoods are few and that is by design. Arneys Mount sits up by the historic meeting house and the ridge that gives it its name, Burrs Road Estates and Saddle Ridge are the small planned pockets, and beyond those the township is simply its roads — Monmouth, Juliustown, Jacksonville, Old York, Hedding-Jacksonville, Georgetown-Wrightstown, Applegate. Houses sit well back from them on two, three, six and fifteen acre parcels, and a good many of them are farmhouses that came with the ground rather than houses built on subdivided lots.

The range is genuinely wide. At one end there are older and smaller homes that keep the township within reach under $500,000, including a fair number of single-story houses. At the other, custom and restored properties with four and five bedrooms and several thousand square feet, on acreage that would be unthinkable an hour west. With this few sales a year, one estate closing moves the averages, which is why the actual listings matter more here than any summary statistic about the township.

Schools are a two-step arrangement and simple to state. Springfield runs one school of its own: Springfield Township School on Jacksonville Road in Jobstown, preschool through sixth grade, the whole township in one building. From seventh grade, students attend Northern Burlington County Regional Middle School and then Northern Burlington County Regional High School, both on Mansfield Road East in the Columbus section of Mansfield Township — the Greyhounds. Springfield shares that regional with Chesterfield, Mansfield and North Hanover, along with families stationed at Joint Base McGuire-Dix-Lakehurst. Seeing either the township district or Northern Burlington on a Springfield listing is normal; both are correct.

For getting anywhere, Route 206 and the Turnpike at Exit 7 put Trenton, Princeton and the shore all within a manageable drive, which is what makes the isolation liveable rather than inconvenient.
