Living in Tides at Ocean Club
Tides at Ocean Club is the two-story townhome neighborhood inside D.R. Horton's Ocean Club master community in Egg Harbor Township. It is the furthest along of the three Ocean Club neighborhoods and is now roughly 90% sold out — which is the single most important thing to understand about shopping here. The builder inventory is nearly gone, and from here forward most of what comes available will be resales rather than new releases. That changes how you shop: instead of waiting on a builder's phase schedule, you are watching the MLS for individual owners deciding to move.
Being the finished section is an advantage, and it is one buyers routinely underrate. There is no construction traffic on your street, no mud, no model-home parking, and no waiting on amenities to be delivered in a later phase — everything is built and in use. You can walk the neighborhood as it will actually be, rather than trusting a site plan. And because Tides has been closing homes longer than the other two sections, it is the only part of Ocean Club with a real resale record. That matters more than it sounds: you can see what these townhomes actually trade for on the open market, not just what the builder is asking, which is the only honest way to judge whether a price is right.
On amenities, Tides and Winds share the larger 7,500-square-foot clubhouse, along with an outdoor pool, a basketball court, tennis courts, playgrounds, walking trails and bike racks. This is the family side of Ocean Club and the amenity mix reflects it — the age-restricted section has its own separate clubhouse, so the pool and courts here are shared with households that have kids. For a townhome buyer that is usually a feature rather than a drawback, but it is worth knowing which side of the community you are buying into. The other structural appeal of a townhome here is the obvious one: the association handles the exterior, so no roof, no lawn, no snow.
The location does genuine work. The Atlantic City Expressway is 1.4 miles out and the Garden State Parkway 2.9 — being that close to both is unusual, and it puts Philadelphia, North Jersey, Atlantic City and the shore all inside a straightforward drive from one driveway. Atlantic City International Airport is roughly four miles. Atlantic City itself is under ten. Ocean City's beach and boardwalk sit about seventeen miles away, close enough for a Saturday without paying shore taxes to live there. And the Egg Harbor Township Nature Reserve, about ten miles out, has trails and fishing ponds and is a real local favorite rather than a brochure line.
Tides is one of three neighborhoods inside Ocean Club, planned at 657 lots overall — the largest new-construction development in Atlantic County. If nothing is available in Tides at the moment, the other two are still selling. Winds at Ocean Club is the family single-family section, with detached houses from about 1,664 square feet to over 3,000 in three- to five-bedroom plans, sharing this same clubhouse and courts. Coves at Ocean Club is the age-restricted side — 258 single-level ranch homes with their own 3,500-square-foot clubhouse, pool, pickleball courts and gazebo. Beyond Ocean Club, Egg Harbor Township's other condo and townhome communities are worth a look if low-maintenance living is the priority and new construction is not.
