About Clayton
Clayton is a small Gloucester County borough with something most towns its size don't have: its own school district, its own downtown, and a genuine 55+ market that punches well above the borough's population. It was a glassmaking town before it was a commuter one — the furnaces are long gone, but the compact street grid they left behind is why Clayton still feels like a place rather than a subdivision with a name.
The 55+ side of this market is the story, and it comes in two very different forms. Silver Lake is an elevator building on five landscaped acres — one-bedroom flats with a clubhouse, fitness center, game room and saunas, which is about as low-maintenance as retirement living gets in South Jersey. Villages at Aberdeen is the opposite: detached single-level homes on their own lots, with the association handling lawn care and snow removal. Same age bracket, completely different daily life, and buyers usually know within one showing which one they are.
One detail worth knowing before you choose between the Aberdeen phases, because it rarely comes up until closing: the tax abatements expire on different clocks. The older single-level section runs to 2034, while the newer two-story homes — the ones with the loft, the extra en-suite bedroom and the partially finished basement — run to 2027. On a fixed income, seven years of difference in when the tax bill resets is not a footnote.
Beyond the 55+ communities, Clayton runs to established neighborhoods like Countryside and Neigh at Fries Mill, with new construction appearing in pockets and real acreage out toward the township line. Scotland Run Park sits right here with Wilson Lake, walking trails, fishing and kayaking. Route 47 runs straight through toward Glassboro and Rowan one way and Vineland the other, with Route 55 close enough to make Philadelphia a manageable commute.
