Living in Mallards Landing
Mallards Landing sits off Quail Hill Boulevard along Waterview Drive and South Edgewater Drive in Smithville, Galloway Township, right at the Route 9 edge of the Historic Towne. The buildings went up between 1982 and 1984 in low-rise clusters, and the homes are one- and two-bedroom layouts running from roughly 700 to 930 square feet on a single level. It is the closest of the Smithville condo communities to the highway and to everyday errands, which for a lot of buyers is the whole argument.
Start with the rule that governs what you can do with a home here, because it is written down and it is firm. The Smithville association requires any lease to run one year or longer — there are no short-term rentals permitted at all — and tenants are required to carry a minimum liability insurance policy. If you were considering this as a weekly or seasonal rental near the shore, it does not work that way, and no amount of asking will change it. What that rule produces in exchange is a community of owners and long-term residents rather than a rotating summer population, which is precisely why the people who live here like it.
On the money, the figure you see on a listing is two fees added together: one to the property management company that runs Mallards Landing, and a separate Historic Smithville association fee for the master amenities. Ask for the split rather than the total, since the two are billed separately and governed by different boards. And ask specifically about buy-in and membership fees due at closing — the listings here tell a buyer's agent to confirm them, which is the MLS's own way of saying there is money owed at settlement that the listing does not show.
What the Smithville portion buys is a deep amenity set for the price: a clubhouse and club room, swimming pools, a gym, tennis and basketball courts, a playground and walking paths, plus bus service through the community. And you are steps from the Historic Towne itself, with more than sixty shops and restaurants and a calendar of festivals running most of the year. There is a Wawa within walking distance, which sounds like a small thing until you have lived somewhere that requires a car for a gallon of milk.
The homes are better equipped than the square footage suggests. A wood-burning fireplace is standard here rather than an upgrade, and most homes carry a foyer, a private balcony or an outdoor patio, and a primary bath. Gas heat with central air, public water and sewer, assigned exterior parking with no garages. First-floor end units give you no stairs and light on two sides; second-floor homes give you nobody above you. Pets are permitted. Condition ranges from original to completely renovated with updated kitchens, new flooring and newer mechanicals — and at forty-plus years, the age of the heat, air conditioning and water heater is worth asking about on every home you consider seriously.
This is a practical entry point for a first-time buyer, for someone scaling down who wants to walk to things, or for a long-term rental given the one-year minimum. You are minutes from Stockton University, AtlantiCare and the Garden State Parkway, with the beaches and Atlantic City a short drive.
