Living in Surrey Station

Surrey Station sits on Trotters Lane off North Quail Hill Boulevard in Smithville, Galloway Township — a horseshoe of a street wrapping around Steeds Street, with the buildings set back behind lawn and tree line. Get there off the Garden State Parkway at Pomona Road and follow Moss Mill Road in. The buildings went up around 1990 and 1991, three stories tall, and the homes are two-bedroom, two-bath layouts running close to thirteen hundred square feet.

These are flats, not townhouses, and that is the real distinction here. The MLS records show three to five stories in the building and one level in the unit — so the home itself is all on one floor. No interior staircase, no bedrooms marooned above the living space, no carrying laundry between floors. Nearly everything else attached in Galloway, including the neighboring Smithville communities, is a two-story townhouse where you own the stairs. To be plain about it: the buildings are three stories, so a second- or third-floor home means common stairs to your door. If stairs are the whole issue, a first-floor home in Surrey Station gets you a level walk in and a level walk through. Those are the ones that go fastest.

Space is used well for the footprint. Two bedrooms with two full baths, a primary suite with its own bath, a wood-burning fireplace in the living room, and a bonus room beyond the main rooms that owners here use as a home office, a hobby room or a guest space. Central air, gas heat, and a five-room count that reads larger in person than the number suggests. These are more than thirty years old now, so the mechanicals vary widely from home to home — some have been through new windows, flooring, appliances, counters and water heaters, and some have not.

Surrey Station sits inside the Towne of Historic Smithville master association, which means the monthly figure on any listing here is actually two charges added together: one to Surrey Station itself and a second, much smaller one to Smithville. Agents enter that combined number into a single MLS field, so the fee column is not comparable from listing to listing or from community to community. Ask for the two pieces separately rather than the total. Surrey Station is one of the few communities out here where a listing agent has actually broken the split out in writing, which tells you it can be done — and that you should insist on it.

What the Smithville side buys is the master amenity set: swimming pools, a fitness center, a clubhouse, tennis and basketball courts, playgrounds, and walking and biking trails, with community events running through the year. The Historic Towne itself is minutes away with its shops, restaurants and festival calendar. Stockton University, AtlantiCare, several golf courses, Atlantic City and the Jersey Shore beaches are all a short drive, and the Parkway entrance is close enough that the commute south or north is simple.

Surrey Station is not age-restricted, and it trades thinly — only a handful of homes change hands here in a given year, so when something comes up it does not sit long.
