Moss Mill Hollow sits off South Wrangleboro Road in Galloway Township, laid out on a set of long looping ways named for birds — East Mourning Dove Way, South Canary Way, East Nightingale Way, Mockingbird Way. The streets curve rather than grid, so there is very little through traffic and most of the homes sit on a bend or a cul-de-sac rather than facing a straightaway. The community went up through the early and mid 1990s, which makes it one of the newer established single-family neighborhoods in this part of the township.
These are real detached houses, and that is worth saying plainly on a page in Galloway, where a great deal of what carries an association fee is attached. Two-story homes running roughly eighteen hundred to twenty-three hundred square feet, three and four bedrooms, two and a half baths, with attached one- and two-car garages and formal living and dining rooms in addition to a family room. The family room is typically where the fireplace is — wood-burning in the earlier homes, gas in others — and the better plans open that room straight into an eat-in kitchen with a center island.
The association here bills quarterly rather than monthly, which is a small thing that changes how the cost actually lands. It is a modest charge for a detached-home community and it is not the every-month deduction that the township's condo communities run. If you have been comparing Galloway neighborhoods on a monthly figure, read this one carefully so you are comparing the same thing — and understand that a quarterly bill on a detached home covers a very different scope than a monthly fee on an attached one, where the association is maintaining the building you live in.
Lots run just under a third of an acre and the yards are the selling point. Fenced yards are common, with rear decks, porches, sprinkler systems and in some cases an in-ground pool. Upstairs the primary suite carries its own bath — the larger homes with a walk-in closet, a stand-up shower and a soaking tub. Natural gas heat, central air, public water and public sewer. Foundations are crawl space here rather than full basements, with storage attics doing the work instead.
Solar is genuinely common in Moss Mill Hollow, and it is the one thing to get straight before you write an offer on any home here. Some of these systems are owned outright and some are leased, and a lease is a monthly obligation that transfers with the house — a completely different proposition from panels that came with the roof. The solar documents are usually in the listing's associated files. Read them. That is the single most useful piece of homework on this street and it takes ten minutes.
At thirty-plus years the homes have started their second round of major systems, so roofs, heaters and flooring range from replaced-in-the-last-few-years to original. Position is quiet but connected — you are minutes from the Garden State Parkway, close to Stockton University and AtlantiCare, with Atlantic City and the beaches a short run east. If you are comparing across the township, Sherwood Forest is the newer no-association option with full finished basements, Blue Heron Pines is the maintenance-included golf community out west, Pinehurst puts you on oversized lots with no HOA at all, and the Galloway Township homes page carries everything on the market at once.
