Monticello Estates sits off Buchanan Avenue in Galloway Township, on Giulia Lane and Cara Mia Lane between Chris Gaupp Drive and Ash Avenue. Come off the White Horse Pike onto Chris Gaupp, right on Buchanan to Ironwood, then left onto Giulia and you are in it. It is a small pocket — two streets, laid out in the late 2000s on a stretch that was still open ground when everything around it was already built. That makes these among the newest detached homes in this section of the township.
The homes are the reason to look. Two-story, four bedrooms, two and a half baths, running to nearly twenty-nine hundred square feet on lots under an acre — and beneath that, a full basement with better than six feet of head room. That is a real distinction here. Head into Pinehurst or Absecon Highlands and you are in crawl-space country almost across the board. A full basement under a house this size gives you a second living floor's worth of room to finish, or storage on a scale most Galloway houses cannot offer.
And there is no homeowners association. Nothing monthly, nothing quarterly, no board and no architectural approval. That combination — a large newer detached house with a two-car attached garage, a full basement and no association — is genuinely uncommon in this township, where the newer product almost always arrives with a fee attached. It is the reason this pocket holds its value against communities twice its size.
Inside, the plans are built around a great room with vaulted or cathedral ceilings and a gas or wood-burning fireplace, opening into an eat-in kitchen with a center island and a breakfast nook. There is a formal living room and a separate formal dining room in addition to the family room, plus a den or TV room and a first-floor laundry — ten rooms on some of these floor plans. Upstairs the primary suite carries vaulted ceilings, two walk-in closets, a private bath with a soaking tub and a separate shower. Natural gas heat, central air with multi-zoning on several homes, public water and public sewer.
At roughly fifteen to twenty years old these houses are in a good place mechanically — past the settling and warranty stage, not yet at the second round of major replacements. Condition does vary, though, and it varies more than the age suggests. Some homes here have been through updated kitchens with quartz counters and refinished hardwood; others are original and priced accordingly, sold to buyers who want to customize a large footprint rather than pay for someone else's finishes. Both are legitimate purchases on this street.
Position is the quiet advantage. You are seconds from the Garden State Parkway for the commute, minutes from AtlantiCare Regional Medical Center and Stockton University, and under fifteen minutes to Atlantic City, the dining and the beaches.
