Living in Pinehurst

Pinehurst is the broad residential section of Galloway Township that sits north of Route 30, the White Horse Pike, and generally west of the Garden State Parkway, running up toward Jimmie Leeds Road. It is not a development with a gate and an entrance sign. It is a named part of the township, and the Pinelands records identify it as such — you will also see homes here filed as Pinehurst Section A, B or C in the public records, which is worth knowing when you are comparing two listings that look like they should be neighbors.

The streets are the first thing anyone notices. Ash, Beech, Fir, Nectar, Orange Tree, Poplar, Quince, Redwood, Spruce, Tulip, Upas, Vine, Willow, Xanthus, Yam — the avenues here are named for trees and plants and they run in alphabetical order, with Pinehurst Drive threading through. Somebody laid this section out with a botanical dictionary open on the desk and got all the way to Y. It makes the place easy to navigate and it gives the neighborhood a character that a Deer Run or a Fox Chase does not have.

The lots are the real reason to buy here. They run oversized by the standard of anything built in this county in the last forty years — square, generous parcels with room for a fenced yard, a shed, a deck and off-street parking for three or more vehicles beyond the garage. There is no homeowners association anywhere in Pinehurst. Nothing to pay monthly, no architectural committee, no rule about the boat or the trailer or the color of the front door. If you have been looking at Galloway's association communities and doing the math on what a monthly fee costs you over ten years, this is the other side of that ledger.

The housing stock is postwar and midcentury, and split levels are the signature. A Pinehurst split typically gives you three bedrooms up, living and kitchen on the main level, and a lower level carrying the family room and an oversized laundry and utility room — more usable square footage than the listed number suggests, and a floor plan that separates sleeping from living better than a ranch does. Many carry a Florida room or a large seasonal porch off the back, which is a feature you can heat and cool later and turn into year-round space. There are two-story homes mixed in as well, and a number of both types have been taken down to the studs and rebuilt with new kitchens, quartz counters, new baths and vinyl plank flooring throughout.

So the range here is wide, and that is the thing to understand before you start looking. These homes date to the 1960s and they were sold one at a time to individual owners, not maintained to a development standard. One house on Willow can be a fully renovated turnkey home and the next one an honest original that needs paint, carpet and a kitchen. Both are legitimate buys and they are not the same purchase. Natural gas heat and central air are the norm, public water and public sewer serve the area, and foundations are crawl space and slab rather than the full basements you find over in Sherwood Forest.

Getting around is straightforward — Route 30 runs along the south edge, the Parkway is right there, and AtlantiCare, Stockton University, shopping and dining are all minutes off. Atlantic City and the shore beaches are a short drive east.
