Villages at Aura is the newest thing going up in Glassboro, on the eastern edge of the borough off Ellis Mill Road between Grande Boulevard and Aura Road. Jonagold Drive and Macoun Way carry the community so far, and if those names sound like apples that is because they are — this ground was orchard, and whoever platted it had the decency to say so. Expect more apple names as the rest of the streets go in.

This is a D.R. Horton community and it is actively under construction, which shapes everything about how you shop it. The homes are three-story townhomes in the builder's Tradition series, running right around two thousand square feet with three bedrooms, two full baths and a powder room, an attached garage on the ground level, and a finished rec room below the main living floor. Kitchens come with granite or quartz counters, stainless appliances and upgraded cabinetry as delivered rather than as options, and the homes carry a smart-home package. End units pick up the extra windows and light that end units always do.

The single largest financial feature here is the five-year tax abatement. That materially reduces what you carry every month for the first stretch of ownership and then resets when it runs out. It is worth understanding the timing on the specific home you are looking at, because a home that sold in the first phase is further along that clock than one delivering this year — and it is the kind of thing that shapes your actual monthly number far more than any feature in the listing photos.

Now the part that matters most for anyone watching this page. New homes here sell through the builder, and builder contracts never touch the MLS. They go straight to county deed records. So the listings you see on this page are resales only, and in a community this young there are very few of those — sometimes none at all. That is not a slow market; it is a community that has not been standing long enough to produce resales yet. If you want a new one, that conversation happens with the sales office. If you want a resale, they surface rarely and they go quickly, so being set up ahead of time is the whole game.

The location is genuinely good and it is why this parcel got built. Village Grande at Camelot is the immediate neighbor to the west, sharing a property line, which tells you something about how this corner of the borough is regarded. Route 55 is minutes away with Route 322, Route 42 and the Atlantic City Expressway all within easy reach, putting Philadelphia under twenty miles one direction and the shore points the other. Rowan University and the Rowan Boulevard downtown are a short drive west, and Mullica Hill's Main Street is a few minutes east.

There is also a sibling coming. Enclave at Aura is the same builder's next Glassboro community, in the same three-story townhome format with the same abatement structure, and it has not opened yet. Between the two, this corner of the borough is where essentially all of Glassboro's new construction is happening right now.
