High Street Estates is the newest thing standing in Glassboro, and it is easy to miss because it is small and set back. The whole community is two streets — Mazzeo Drive and Arlotta Street — laid out as a triangle off High Street East on the eastern side of the borough, with parking aprons running behind the rows and open ball fields and treeline on two sides. Route 322 runs along the front of it toward Mullica Hill one way and the Rowan Boulevard downtown the other.

What makes shopping here different from anywhere else in the borough is that there is essentially nothing to compare. These homes went up in 2023 and they are all the same house: three bedrooms upstairs, two full baths and a powder room down, 1,484 square feet, an attached garage with inside access plus a driveway space in front of it, vinyl siding on a slab, central air and natural gas. Interior rows and end units, and the end units are the only real variation in the set. Kitchens came with quartz counters, stainless appliances and upgraded cabinetry as delivered, and several carry a smart-home package with keyless entry and a video doorbell.

That uniformity cuts both ways and it is worth being honest about. On one hand, you are not comparing a renovated unit against an original one, and you are not inheriting anyone's deferred maintenance — the roof, the HVAC and the appliances are all the same age as the house. On the other, there is no bargain end of this community and no fixer to add value to. What you see is what everyone else is buying, and the differences between listings come down to which row a home sits in and whether it is an end unit.

One item to raise with your lender and the township early rather than late: these homes were built under a tax abatement. That materially changes the monthly carrying cost while it runs, and it resets when it expires. The terms are a matter of public record at the township and worth confirming for the specific address you are looking at, because it will shape the number you actually pay every month more than anything in the listing photos.

Where this sits in the borough's attached market: High Street Estates and Richwood Crossing are the top of it, and the two are the natural comparison — Richwood runs larger with three and four bedrooms, while High Street is newer by three decades. Below them, Hidden Creek mixes rows, twins and detached singles, Doubletree brings basements that nothing here has, and Olde Orchard mixes rows and twins. Homes here are served by Glassboro Public Schools. Rowan University is a few minutes west, which supports demand from both owner-occupants and investors, and Route 55 is close enough to make Philadelphia one direction and the shore the other a straightforward drive.
