Living in Mulberry Station

Mulberry Station is a detached neighborhood in Gloucester Township built from 1990 through the mid-1990s, on the west side of Sicklerville Road with the Atlantic City Expressway running along its back edge. The streets are named after fruiting plants — Mulberry, Persimmon, Huckleberry, Mayapple and Cat Briar — and the layout is a set of connected loops rather than a grid, so the interior streets carry their own traffic and nothing else.

The houses are colonials, and the plans run wider than most communities of this size and age. Three bedrooms with two and a half baths is the common configuration, but larger plans are genuinely part of the mix — five bedrooms with three and a half baths shows up here, along with layouts that put a bedroom and a full bath on the main level. That last detail matters more than it used to: a first-floor bedroom in a 1990s colonial is the thing buyers looking to age in place or house a parent cannot find at this price anywhere else in the township, and nobody markets it because it was never a selling point when these were built.

Basements are finished in a real share of them, and finished properly — full bath included in some, which is what turns a basement into a sixth bedroom or a separate living space rather than a rec room. Parking is unusually good: side-entry two-car garages with driveways deep enough to hold four more cars, so six spaces without anyone parking on the street. Corner lots here get the full benefit of that. Natural gas heat with high-efficiency furnaces, central air, public water and public sewer, first-floor laundry.

The Expressway boundary along the western edge is worth understanding rather than avoiding. It is a permanent edge, which means no development will ever go up against those back lots — but it is a highway, and the houses closest to it are a different proposition from the ones on the interior loops. That is a position-by-position question within the community, not a yes-or-no on the neighborhood, and it is exactly the kind of thing a drive-through answers and a listing photo does not.

Directly across Sicklerville Road sits Cobblestone Farms, which is the top of Gloucester Township's detached market and still building. That proximity is worth knowing on both sides of a deal: Mulberry Station buyers get the same corner of the township at a considerably lower entry, and the values here have a strong neighbor. For the same 1990s four-bedroom format elsewhere in this end of the township, Mayfair Woods and Meadowbrook are the honest comparisons.
