Living in Spring Valley

Spring Valley is a detached neighborhood in Gloucester Township built through the 1990s, off Jarvis Road, and the thing that sets it apart is under the houses rather than in them. The lots here run to roughly fifty feet wide by a hundred and ninety deep. That is a lot of yard for a 1990s subdivision, and all of it lands out back where it is usable rather than spread across a wide frontage you have to mow and look at.

What that depth buys shows up in what comes to market. In-ground pools, wood decks, fenced rear yards with room left over — things that in a shallower community mean giving up the yard entirely. A pool here does not consume the property, and a buyer who wants one and does not want to fight a lot line should be shopping this neighborhood specifically. It is not something a listing photo communicates and it is not something a portal will let you filter on.

Vance Avenue is the spine, and it does not run straight — it bends through the community and doubles back on itself, so an address on Vance can sit in several different parts of the neighborhood. Whalen Avenue and Balsley Court branch off it. That winding layout is deliberate and it does what it was meant to do: nothing moves through Spring Valley at speed, and there is no straight run for anyone to take.

The houses are mostly two-story colonials with four bedrooms and two and a half baths, though the community is less uniform than its neighbors — there are three-bedroom plans, a contemporary or two, and at least one bi-level in the mix. Sizes run from about sixteen hundred square feet up past two thousand. Full basements throughout, vinyl siding, natural gas forced air, central air, public water and public sewer. Updated kitchens with granite and stainless turn up regularly, since these are now at the age where the original kitchen has usually been replaced once.

Spring Valley's position is worth knowing before you shop it. Meadowbrook sits immediately to the south, built in the same years at a similar size, and Cobblestone Farms begins just to the east at the top of the township's detached market. Spring Valley sits between the two, and the lot depth is the argument for it — you are buying more ground here than in the communities on either side without paying Cobblestone's entry.

A note on the address: mail here goes out as Sicklerville 08081, and Sicklerville is a post office, not a municipality. Spring Valley is in Gloucester Township, on Gloucester Township taxes and services. Jarvis Road puts retail and the Route 42 ramps a few minutes out.
