40 Toni Lynn Court — Hammonton, New Jersey 08037. 2 Bedrooms | 1.5 Baths | 1,080 Sq Ft (+ Full Basement). Welcome to 40 Toni Lynn Court, a end unit condominium offering a rare combination of space, functionality, and location. The property is being offered strictly as-is. Buyers are welcome to conduct inspections for their own information; however, the seller will not make repairs, offer credits, or provide price adjustments. Situated within a quiet community, this unit stands apart as the only model in the entire complex featuring a full basement that extends well beyond the footprint of the home — a truly unique advantage. From the moment you enter, the home feels light, open, and easy to live in. The main level offers a comfortable living area that flows naturally into the kitchen, along with a convenient half bath and a dedicated space for a stacked washer and dryer. The layout is practical and efficient, designed for everyday use without wasted space. Upstairs, you’ll find two well-sized bedrooms and a full bathroom. One of the bedrooms features a private balcony overlooking the courtyard and adjacent school grounds, adding a quiet outdoor element and an open view that enhances the overall feel of the home. The basement is where this property truly separates itself. Unlike any other unit in the development, this is a full, expanded basement with substantial additional square footage. While currently unfinished, it offers exceptional potential — with electric already in place, a roughed-in bathroom, and ample space for future finishing. The current owner has also invested in a comprehensive drainage system, including perimeter drain tile and sump pump, providing long-term protection and peace of mind. Since installation, the space has remained dry and well maintained. The home is serviced by public water and public sewer, with all-electric utilities, and is part of an association with a monthly fee of approximately $290, which includes water. Location is another key strength — positioned directly adjacent to Hammonton's school complex, with easy walking access to the elementary, middle, and high school, making day-to-day living simple and convenient. Clean, well cared for, and offering a level of space rarely found in this community — 40 Toni Lynn Court is a unique opportunity within the development.

About Hammonton

p class="jwr-drop-cap">Hammonton wears the title "Blueberry Capital of the World," and every summer it earns it — but the town is far more than its fields. This is a real, walkable South Jersey town with a historic downtown, deep Italian-American roots, and one of the most sought-after public school systems in the region, sitting almost exactly midway between Philadelphia and Atlantic City.

The housing reflects that range. Grand Victorians and center-hall colonials line the older streets near the center of town; buyers who want room to breathe look to homes on an acre or more toward the edges, where you get real space without leaving Hammonton. There's low-maintenance condo and townhome living — anchored by the brand-new townhomes at West End — and for active adults, Blueberry Ridge is the town's dedicated 55+ community. Whatever the stage of life, there's a version of Hammonton that fits.

The schools are a big part of the draw, and the proof is in who wants in: Hammonton's system is strong enough that two neighboring districts pay to send their children here — Waterford Township for grades seven through twelve, and Folsom for high school — and the district runs as an interdistrict Choice school, so qualifying out-of-town students can attend at no cost to their families. Hammonton High School opened in 2002 on a 118-acre campus, and families who prefer private education have Saint Joseph Academy right in town.

Downtown is the heart of it — a genuinely walkable Main Street of restaurants, wineries, coffee shops, and the restored Eagle Theatre, the kind of place that still feels like a town rather than a strip mall. Its crown jewel is the Feast of Our Lady of Mount Carmel: begun by Italian immigrants in 1875, it's the longest-running Italian-American festival in the United States, and every July it closes off a stretch of the town for a week of processions, carnival rides, fireworks, and food that draws tens of thousands. Feast day is July 16, and if you've never seen it, it alone tells you what kind of town this is.

Day to day, Hammonton is an easy place to call home: a strong safety record, a deep bench of churches, and AtlantiCare medical services close at hand for everything from imaging to emergencies. The Hammonton Train Station puts you on the rail line, and the Atlantic City Expressway, the White Horse Pike, and Route 206 keep Philadelphia, the shore, and Wharton State Forest all within an easy drive.

Every home for sale in Hammonton is below, live from the MLS — from downtown Victorians to new construction to 55+ living. Whether you're moving to Hammonton or out of it, nobody knows this town better.
