Homes Under $400,000 in Lower Township
There is a short answer to where you can still buy a house near the bottom of Cape May County without a beach-house budget, and it is Lower Township. Not the islands, which priced out of this conversation a long time ago. Not the boroughs. Here, on the mainland and along the Delaware Bay, under four hundred thousand still buys a real house on a real lot within a short drive of the ocean. That is increasingly unusual on this peninsula, and it is the single most important thing to know about this township.
Most of what falls in this band sits on the bayshore side. Villas is the largest and most affordable of the areas, running along the bay with its beaches and its sunsets. North Cape May sits below it near the ferry terminal. Erma is the inland option, quieter, out toward the airport and the golf course. Between them you will find mostly single-level ranches and bungalows — modest, practical houses built decades ago for people who wanted to be near the water, which is exactly who is still buying them.
Below that there is another tier worth taking seriously rather than dismissing. The township's manufactured home communities reach well under this number, and some of them — the ones where you own your land rather than lease it — are conventional real property purchases with conventional financing. For a buyer whose budget does not reach a stick-built house on the bay, that is a genuine path to ownership near this shore rather than a consolation.
Be clear-eyed about what the number buys. Houses in this band here are generally older — fifties through seventies — and they have had very different lives since. Some have been carefully updated. Some are close to original. The listing photographs treat both the same way. Roof age, heating system, electrical, windows and what has been done about the crawl space are where the real difference lives, and two houses at the same price can be twenty or thirty thousand dollars apart once you account for it.
Then there is the number that catches people out down here: insurance. Near the bay, flood zone and elevation vary sharply — sometimes street to street — and on a house at this price the flood premium is a meaningful share of the monthly payment rather than a footnote. Two houses that look identical on the same road can carry very different carrying costs. Get a real quote on a specific address before you fall for it, not at the appraisal when the deal is already moving.
Move quickly when the right one comes up, because this is the most competitive band in the township. Demand at this price far outruns supply and always has. A well-priced, well-kept house here goes under contract in days, not weeks. That means knowing your number in advance and having your financing sorted — the recent closings show what has actually been trading so you can recognize a fair price without needing a week to think about it, and just listed shows what came on this week.
A final note for anyone comparing across town lines. Lower Township surrounds three separate boroughs — Cape May City, West Cape May and Cape May Point — and those are different municipalities with different tax rates and different school districts, generally at higher prices. A listing a few streets away may not be in this township at all. Worth confirming before you use it as a comparison.
