The most in-demand housing in this township is also its most affordable — the bayshore ranches in Villas and North Cape May, the manufactured home communities, the single-level houses in Erma. There is far more demand at those price points than there is supply, and there always has been. A well-priced house in that band does not sit for a month while you think about it. It goes under contract in days, sometimes over the weekend.
That is a very different market from the top of this township. An oceanfront condominium at Diamond Beach or a large waterfront house near the harbor can sit for months, because the pool of buyers at that number is small and seasonal. Both markets live on this page. If everything at the top looks expensive one week and modest the next, that is not the market shifting — it is just what happened to come on.
The practical advice is simple, and most buyers ignore it until they lose a house. Know what you are looking for and know what it is worth before it shows up. The recent closings tell you what a fair number looks like for a given area and type, and that knowledge is what lets you act in twenty-four hours instead of asking for a week you will not get. Buyers who lose houses in this township almost never lose them on price. They lose them on hesitation.
And checking a page every few days is not really a strategy. If you have a specific target — a ranch in Villas under a certain number, a condo in a particular Diamond Beach building, anything with a pool — the honest move is to be set up so you hear about it the day it lists rather than the week you happen to look. That takes a couple of minutes to arrange and it is the single biggest advantage available to a buyer down here.
If you would rather narrow before you browse, the useful doors are ranch homes, condos and townhomes, waterfront, new construction and homes under $400K. Each one is a smaller list and an easier watch than the whole township.
