Drive the bayshore side of this township and that is most of what you will see — low, wide, one-floor houses on their own lots, street after street of them. This is not an incidental part of the market here. It is the market, and there is more of it in Lower Township than anywhere else in Cape May County.

The reason is history. Much of this side of the township grew after the war as bay-side summer colonies — modest, practical, single-level cottages built for people who wanted to be near the water without paying island money. Over the decades those seasonal streets filled in and became year-round neighborhoods, and the housing stock stayed what it was: simple, sturdy, and all on one floor. What was built for July has turned out to be exactly what a lot of buyers want for good.

Because that appeal is not really about the ranch style. It is about the stairs, or the absence of them. For a retiree, for anyone thinking about the next twenty years, for anyone who has ever carried laundry up a flight or watched a parent stop using their own second floor, a single-level house is not an aesthetic preference — it is a practical decision that gets more valuable every year. And in this township you can make that decision at a price that does not exist anywhere else on the peninsula.

Three areas carry most of it. Villas is the largest and the most affordable, running along the Delaware Bay with its beaches and its sunsets. North Cape May sits just south of it with the ferry terminal and a similar mix of ranches and bungalows. Erma is the inland one, quieter, out by the airport and the golf course, and almost entirely ranch. Cold Spring rounds it out closer to the canal. If you are shopping single-level here, you are shopping those four, and the right house turns up in whichever of them has inventory that month.

Be realistic about age and condition, because it is where the money is made and lost on this page. Plenty of these houses were built in the fifties, sixties and seventies, and they have had very different lives since. Some have been carefully updated — new roof, new systems, real insulation. Some are largely original. Two ranches on the same street at the same asking price can be entirely different purchases, and photographs flatter both of them equally. Near the bay, add elevation to that list. It is worth getting a real quote early rather than at the appraisal, when a number that looked comfortable can stop working.

If single-level living is the goal rather than the ranch style specifically, widen the search. The township's manufactured home communities are all one floor and considerably more affordable, and the condo and townhome market hands off the exterior maintenance entirely.
