About Maple Shade
Maple Shade is a compact township sitting right on the Camden County line where Routes 73 and 38 cross, and it has quietly become one of the most practical places to buy in this corner of Burlington County. It is small, it is walkable, the lots are modest, and the housing is priced for people who actually need to buy something rather than people shopping for a statement. The township motto is "Nice Town, Friendly People," which is either charming or on the nose depending on your mood, but it is not far off.
What sets Maple Shade apart from every township around it is that it has real condominiums — not a converted building or two, but three established communities. Watergate on East Kings Highway, Valley Glen on Stiles Avenue and the Clusters of Lexton on South Church Road are one and two bedroom units, and they represent something close to the last genuinely low cost of entry to homeownership anywhere in this part of the county. If you have been renting and doing the math, the condo inventory here is the first thing to look at.
The detached side of the township is a set of small, established neighborhoods on a tight grid. Alden Park is the largest, running along Woodbine, Farnsworth, Rose and Overbrook. Poplar Grove covers Ruth Avenue and the streets around South Cedar and Maple. Park Estates sits up by North Coles and Windsor, and Apple Pie Hill covers the South Forklanding area. Albany Glen, Chestnut Hill, Sunset Ridge, Mapleton and Allenwood fill in around them. These are mostly three and four bedroom houses on quarter-acre lots, with a solid supply of single-story homes and a decent number of four bedroom options for families that need the room. A large share of the township still trades under $300,000.
Schools here work differently from most districts and it is worth knowing before you commit. Maple Shade runs its own district from preschool through twelfth grade in four schools, with offices on Frederick Avenue. Elementary students attend one of the township's three elementary schools, including Ralph J. Steinhauer. Then, from seventh grade, students go to Maple Shade High School on Frederick Avenue — the Wildcats, opened in 1972 — which serves grades seven through twelve. There is no separate middle school. A seventh grader in Maple Shade walks into the high school building, which some families see as an advantage and others want to think about; either way, nobody should discover it after closing.
On location, this is one of the better-positioned townships in the county. The Route 73 and 38 interchange is right here, 295 and the Turnpike are minutes out, and Philadelphia is a short run across the Betsy Ross. The Moorestown Mall and the whole Route 38 retail corridor are effectively next door. For a buyer who wants a short commute and a low entry price in the same package, the options are thin and Maple Shade is on the short list.
