Living in Marlton Hills

Marlton Hills is the oldest neighborhood in Marlton — homes here date to 1952, several years before Heritage Village broke ground, with construction running through 1965. The streets are Baker Boulevard, Princess Avenue, Duchess Avenue and their neighbors. Detached throughout, public sewer throughout. This is where the township's postwar suburban expansion actually started.

The ranchers and ramblers are the reason to look here. Single-story homes make up a real share of this neighborhood, and outside the age-restricted communities they are genuinely hard to find in Marlton. Anyone who wants one-level living without moving into a 55+ address should have this neighborhood on the list alongside Heritage Village — and Marlton Hills tends to sit on more ground. The rest of the housing is the early-sixties catalog: split levels, bi-levels and colonials, three and four bedrooms.

Read the bathroom count on every listing. Some of these homes carry a single full bath against three or four bedrooms; others show one and a half or two. On construction this old that difference usually reflects what previous owners chose to do rather than what the builder offered, and it is one of the two things separating one closing from the next here. Condition is the other, for exactly the same reason — a 1952 house that has been reworked and one that has not are two different purchases with the same address format.

The land reads in two tiers, and the split is worth catching: most parcels measure 10,890 square feet — a quarter acre — but a real share sit at 14,375, a full third of an acre, including some of the earliest homes on Baker Boulevard. Same house, a third more ground, and it does not always show in the asking price.

Marlton Hills does not list as heavily as Heritage Village, but it moves steadily and it sits at the accessible end of the township's detached market — which, with the same schools and the same location as the rest of Marlton, is the whole argument for it. Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District. For one-level living township-wide, the Marlton ranch homes search casts wider, and the recently sold homes are the clearest read on where the entry into detached Marlton actually sits.
