Living in Heritage Village

Heritage Village is the oldest large neighborhood in Marlton and one of its busiest. Almost the entire community went up in 1958, with a handful of 1956 homes at the edges, across Marlborough Avenue, Caldwell Avenue, Heritage Road, Bettlewood Road, Radnor Boulevard, Boswell Road, Walden Road, Buckingham Road, Blanchard Road, Briarcliff Road, Devon Road, Abington Avenue, Douglas Terrace and Knox Boulevard. Detached throughout, public sewer throughout.

This neighborhood turns over constantly — more than anywhere else in the township. For a buyer, that is the headline: you do not wait for Heritage Village. There is nearly always something listed, usually several somethings, in a range of configurations. In a market where most of Marlton's better-known addresses produce a few sales a year and a queue behind them, that alone makes this the practical way into the township for a lot of people.

The housing is the full late-fifties catalog: ranchers and ramblers, split levels, bi-levels, Cape Cods, colonials and traditionals, two to four bedrooms. The single-story ranchers deserve particular attention — there are a lot of them here, and outside the age-restricted communities they are the township's best source of one-level living. Anyone who wants no stairs and does not want a 55+ address should start on Caldwell, Bettlewood and Walden.

Two things to check on every listing, because 1958 construction is not uniform in the way a modern community is. First, bathrooms: many of these homes carry a single full bath against three or four bedrooms, while others show one and a half or two. That spread is real and it is one of the biggest drivers of what a house here closes for. Second, the lot: most parcels measure right around 10,890 square feet, a clean quarter acre, but a substantial tier sits at 14,375 — a third of an acre. Same house, meaningfully more ground.

One search trap worth knowing: Heritage Road is a street inside Heritage Village, so searching the name returns both the neighborhood and that one road. Separately, Marlton's Marlton Hills is a comparable postwar neighborhood that buyers frequently confuse with this one. They are different communities with different streets, and everything filed under Heritage Village comes through this page.

Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which regularly surprises buyers arriving from a town that runs one. For one-level living township-wide, the Marlton ranch homes search casts wider than this neighborhood alone, and the recently sold homes are the clearest read on where the entry point into Marlton actually sits.
